As we discussed, the subject property has not been platted as required by the City's Subdivision Regulations. The property must be platted prior to development of the site; more specifically, prior to building permit issuance. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, February 19, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for March 1, 2001 6:30 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. The following items correspond to staff review comments: PLANNING: Spencer Thompson I spoke with Spencer regarding this the R.O.W. along Rock Prairie Road (RPR). I informed him that the location of the property line shown on the preliminary plat along RPR is the new property line that takes into account the widening of RPR. ENGINEERING: Spencer Thompson A fire hydrant can be place in the R.O.W. of Stonebrook Drive at the entrance of the proposed development. All structures on the property will be within 300' of the new fire hydrant. Also as you requested, please find attached ten (10) copies of the preliminary plat and a mylar original copy of the preliminary plat.
