PLANNING
Staff considered the following pages for the site plan: C -1, C -2, C -3, CR -1, CR -2,
CR -3, CZ -2, CZ -3. Sheets AE -1, AF -2, AH -2, AI -2, and AL -2 will be considered
as part of the CUP submittal.
1. On the title page, please include:
• Address of the treatment plant (14802 Rock Prairie Road)
• Legal description of the property
• Address and phone number for the City of College Station
• Address and phone number for Dale Schepers
• Address and phone number for Camp Dresser & McKee Inc., and the
• Total site area.
2. On the site plan, please show the ownership and current zoning of the subject
property and the abutting parcel.
3. Please identify the ROW width for Rock Prairie and the width of the service
road.
4. On the site plan, please identify Lick Creek and the 100 -year floodplain.
Please reference the applicable FEMA map.
5. If there are any easements on the property, please identify them.
6. Please show the existing and proposed utilities for the site.
7. Please show meter locations.
8. For each building, please show the square footage.
9. NOTE: The parking requirement will be established by the Planning and
Zoning Commission with the Conditional Use Permit and Site Plan request.
Please be prepared to defend the number of parking spaces proposed, if
necessary.
10. Parking spaces need to be 9' x 20' unless there is room for a 2' overhang, in
which case the space may be 18' long. The sidewalk shown will not have
ANSII clearance if parked automobiles hung over the sidewalk by 2'.
11. Please show a ramp for the handicap parking.
12. The parking end islands shown need to be landscaped or set with decorative
pavers. Please identify their treatment.
13. Please identify all curbed areas and provide a curb detail.
14.The service road needs to be a minimum of 20' wide capable of supporting
fire fighting apparatus.
15. Please show Knox Box locations on or by the gates.
16. Please show or describe the nearest fire hydrant location, provide information
on alternative fire fighting equipment, or formally request a variance from
Chapter 6 of the Code of Ordinances requiring fire hydrants.

17. Please identify fire lanes.
18. Will any of the facilities be sprinkled? If so, please show the FDC location(s).
19. Will there be a dumpster for solid waste on site? If so, please show the
dumpster's location.
20.A tree protection plan has been shown and the preservation of existing trees
mentioned. Please describe the trees to be saved and a table showing their
point values. Perhaps there will be enough points from protected trees to
meet the Zoning Ordinance's Chapter 11 landscaping requirements.

City of College Station, must be explained in your next transmittal letter and
"bubbled" on your plans. Any additional changes on these plans that have not
been pointed out to the City will constitute a completely new review.

20. The landscape plan needs to show the same number of trees that are
being described in the table on sheet C -2A. Also, ordinarily, landscaping
is shown on the site plan so the vegetation's relationship to the
development may be evaluated; though, the note stating that the trees
shown will be protected by barricade fencing does assure their protection.
What is necessary to show or describe with the development on this site
plan is how the parking islands will be treated (please see comment #12).
