Vennochi Jr. Date: February 7, 2001 Item: Consideration of a final plat for the Alexandria Ph. 4 -13 (FP) located west of Alexandria Ph. 2 -13 (01 -19). Applicant: McClure Engr. Staff Recommendations: Staff recommends approval of the final plat. Item Summary: This is the second part of the fourth of five phases of the Alexandria Subdivision west of and adjacent to the existing Springbrook- Oakgrove Subdivision. The plat is for 36 single - family lots with an average lot size of 0.20 acres. The subdivision is in conformance with the land use assumptions of the Comprehensive Plan that shows the area as medium density single - family residential (3 -6 dwelling units per acre). Parkland dedication for this phase has already been credited to the developer for previous dedications. There will be a greenway and storm water detention area in the floodplain of Lick Creek that runs along the north border of the Alexandria Subdivision. Item Background: Council approved a preliminary plat for this property on January 14, 1999. The final plat is in compliance with the approved preliminary plat. Commission Action Options: The Commission has final authority over the final plat. The options regarding the final plat are: ■ Approval as submitted; ■ Denial; ■ Defer action only at applicant's request; or, ■ Table only at applicant's request. Supporting Materials: 1. Copy of Final Plat INFRASTRUCTURE AND FACILITIES Water: Water is provided by a 6" and 8" water line extended and looped from Alexandria Avenue. In general, the new infrastructure will be extended within the subdivision to serve the new phase of the residential development. Sewer: Sewer will be provided by the extension of a 6" and 10" line from the adjacent phase. Streets: Wheaton Court, Markham and Chesapeake Lane will be constructed as residential streets. Off -site Easements: None required. Drainage: A drainage plan for the entire subdivision has been previously submitted and approved by Staff. This phase meets the drainage plan. The new storm sewer is approved from its plan and profile drawings.
