6a/6. An end island is needed at the northeast property line off Brentwood Drive.
7. Total square- footage shown for landscaping does not agree with what is shown on
entire lot.
Curb construction requires #4 rebar.
Streetscaping requires trees along the street in addition to extra required
landscaping points. Please make adjustments for these extra required landscaping
points and re- calculate.
Note: Crepe Myrtles are considered non - canopy trees. Please make adjustments
to streetscape/ landscaping table.
O.AII landscaping must be inside property lines unless a PIP, for Brentwood, or a
1 TXDOT permit, for Texas Avenue, is submitted.
11.Vegetation used to meet Streetscaping requirements can count toward required
landscaping points.
2. Plant materials proposed for Texas Ave. are non - canopy trees. Canopy trees are
along Brentwood. Please make the appropriate adjustments in the
J streetscape /landscape table.
3. Plantings or enhanced paving is needed on all paving islands. This also applies to
the 4' wide interior island proposed in the front.
14. Please remove note 12 from Landscaping Plan.
15. Irrigation is required. Please provide a note that irrigation will be approved before
issuance of a C.O.
16. Please provide a water and sanitary sewer legend to include water demands and
sewer loadings as described in the "Site Plan Minimum Requirements ".

ENGINEERING
1. Sheet C -4. Is the note referring to "Curb and Paving Detail" date correct (10/01 /01)?
2. Sheet C -8. Please provide Hydaulic Grade Line on storm drain as per City Design
Manual. 10 -yr/ 100 -yr. Q, Vel., elev.
3. Sheet C -8. Please include call -out of stations and fittings a beginning of waterline
and cross.
4. Sheet C -9. Manhole not required on sewer. A tap is sufficient. This note is provided
for your convenience. You may show any changes on next submittal.
5. Sheet C -9. In note at the water meter location, please include the word "meter" for
domestic service and the words "meter" and "backflow preventer" for irrigation
service.
6. Sheet C -9. The irrigation plan shows the meter location at the next parking island to
the south.
7. Sheet L -2. The irrigation plan shows the meter location at the next parking island to
the south from which the utility plan is showing.
8. Please remember that a Drainage Report is required for this project as per the City
Design Manual.
9. Please remember to submit TXDOT permits and drawings (4 copies).
10. Please remember platting requirements for this site.

ELECTRICAL
1. Developer / Owner is responsible for:
All conduit per city spec and design
From power pole to transformer location and through to the front west
corner of property for future underground loop.
30 ft. of rigid conduit per riser pole (install first 10' - city will install remainder).
Concrete transformer pads per city spec and design.
2. Developer / Owner needs to provide the City of College Station with:
Electric load data for project (transformer delivery is currently 20 to 26 weeks).
Temporary blanket easement on property for construction purposes.
Upon completion of project, meets and bounds descriptive easements must be
surveyed and sealed, which are necessary to release temporary blanket
easement.
3. Metering will be CT metered on padmount transformer.
4. Service conduit and conductor from transformer to building by owner / developer.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. Back Flow devises must be tested upon installation as per City Ordinance 2394.

1. Please show zoning for abutting parcels.
2. Please show all easements as "Existing" or "Proposed ".
4. The access drive coming off of Texas Avenue, the north side of this access drive
needs to be irrigated to keep the ground cover alive.
5. The Interior landscape table needs to be edited. The total Red Tip Phontinas
provided is 146, which brings the total points to 1460, this also changes the over
all total points to 7420.

done in the ROW (3 copies).

1. The access drive coming off of Texas Avenue, you need to provide
irrigation for the north side of this access drive to keep the ground cover
alive, unless you provide a phase line for this section, then you would
provide irrigation when that phase goes in.
