MEMORANDUM
January 12, 2001
TO: John Szabuniewicz, 1004 Shady Drive, College Station, TX 77840
FROM: Natalie Thomas Ruiz, Development Review Mana er
SUBJECT: Lick Creek Farm & Ranch - Preliminary Plat
Staff reviewed the above - mentioned preliminary plat as requested and stopped review due to
incomplete information. We will not be able to process the plat until the following issues are
resolved:
_ The entire parent tract must be included in the preliminary plat. This project has not
had a predevelopment meeting and properties such as this must master plan and/or
preliminary plat the entire parent tract from which they were divided.
All owners within the preliminary plat must be signatories to the application. This
may be accomplished by adding an additional signature sheet to the standard plat
application that includes name, mailing address, phone number, fax number and
signature for each individual property owner.
_ There are many items required on the preliminary plat checklist that are not reflected
on the preliminary plat. You have the option of submitting a master development
plan for the property that does not require as much information as a preliminary plat.
However, once a master development plan has been approved, you will be
responsible for submitting a preliminary plat prior to final plat.
If you have any questions or need additional information, please call me at 764 -3570.

Reference: Wellborn Joint Venture
Dear City of College Station:
We own 76 +/- acres bounded by Baron Rd, Wellborn Rd, and a proposed
development by Steve Arden (Idle Weiss, Bella Vista, etc).
I hereby request the City of College Station, to oversize any and all sewer or
water lines extending toward our acreage. W 4'f E
In the near future, Wellborn Rd Joint Venture will be requesting sewer; over sizing now
would be more efficient, time saving and prudent business for all of us.
If you have any questions, please leave me a voice mail at 846 -2222 Extension 4.
Otherwise, I will assume College Station will install the oversized sewer and water as the
lines are extended.
Sincerely yours,
W. Barton Munro
