The following comments are preliminary and do not constitute a full review. 1. The Woodcreek neighborhood is incorrectly identified on the area map. Please make this correction. 2. The parent tract of the property needs to be shown (the configuration the land was in when it was brought into the city's ETJ in 1992). 3. The master plan for the parent tract needs to be included in the submittal. 4. In the metes and bounds description, please replace the "? "s with the appropriate size descriptions of the iron rods found. 5. Please designate the Point of Beginning on the plat. 6. Please call out the ROW width for Bird Pond Road. 7. Unless the ROW for Bird Pond Road varies greatly, Lot 2 is landlocked. This situation is not allowed. 8. Please indicate the owner of the "portion of 2.686 acre tract" behind the access easement. 9. Unless they reflect a deed restriction, please remove the building lines. If they do describe a deed restriction, please include an explanation in the General Notes.
