HomeMy WebLinkAbout00070467STAFF REVIEW COMMENTS No. 1 Project: WESTFIELD ADDITION PHASE 3 (PP)-PRELIMINARY PLAT (0-236) PLANNING 1. Seeing that there is the distinct possibility that Victoria may not be constructed for some time, it is in the best interest of the City for the developer to provide an access easement such that Commercial Lot 1-A can get access through Commercial Lot 1- B. Lot 1-13 will be allowed an access according to the Driveway ordinance. Lot 1-A will not be allowed a separate driveway off of Graham Road. Please design the dimensions of the easement to accommodate any site improvements and turning radii requirements. This easement can be removed at a later date in the event it is not needed. 2. According to previous discussions, the detention area is to be dedicated as "Greenways". The detention area has not been determined to be "park", as noted on the plat. Approximately 4.3 acres of land have already been credited to this development for the parkland dedication requirement. Preliminary calculations show only 1.7 acres necessary for this development through Phase 3. There is still a development fee to be paid by the developer for Phase 3. All parkland dedication requires the approval of the City Parks Department. 3. The Westfield Phase 2 Preplat was approved 1/4/01. Please make change. Reviewed by: Spencer Thompson Date: January 5, 2001 ENGINEERING 1. According to my resources, the 70' ROW minor collector with bike lanes has a 48' pavement. Please make correction on plat. 2. It appears that the floodplain has been placed on the plat according to the existing topography of the land. It is my concern how the floodplain will change when the streets and lots have been brought to final grade and if the property line will include all the floodplain.
