Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information by Monday, January 8, 10:00 a.m. to be placed on the next
available Planning and Zoning Commission meeting scheduled for January 18, 2001, 7:00
p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the final plat;
The Mylar original of the revised final plat with the owner's signature; and,
Copies of the Sewer Line S-1 to be stamped and returned for your records.

Item: Consideration of a FINAL PLAT(REPLAT) for SOUTHWOOD PLAZA
PHASE ONE, BLOCK 15, LOT 2R, consisting of 1.222 acres located north of
Brothers Boulevard and just west of SH 6. (0-233)
Applicant: MARIOTT, LARRY
Staff Recommendations: Staff recommends approval of the replat as
submitted.
Item Summary: This property was replatted into the present configuration on
September 9, 1990. This replat divides the existing 1.22 acre Lot 2R into 0.616
acre Lot 2R-1 and 0.606 acre Lot 2R-2. The property is currently zoned C-1
which is compatible with the Comprehensive Plan. Adequate city water. waste
water and drainage infrastructure exists adjacent to the property and will be
extended to serve both lots. Access off of Brothers Boulevard will be into Lot 2R-
2 with a cross access easement provided to Lot 2R-1. A detention pond will be
constructed at the southeast corner of lot 2R-1 to serve both lots.
Commission Action options: The Commission has final authority over this
replat. The actions regarding the replat are to approve as submitted or to
deny. Defer action or table only at the applicant's request.
