PLANNING
1. The correct zoning for the parcel is PDD-B, not AP.
2. To ensure ADA sidewalk compliance, please add wheel stops to parking
spaces along buildings.
3. Need to show proposed 20' electrical easement covering primary electrical
lines and equipment.
4. Please also show all utility easements on the utility plan.
5. No pavement is allowed within 6' of property line along Harvey Mitchell.
Nine parking spaces do not meet this requirement.
6. Will the building be sprinkled? If so, where is the FDC?

area for land/streetscape purposes. Show barricade plan for the existing
trees located in this area.
8. Parking along Harvey Mitchell Parkway needs to be screened.
9. Not all canopy trees along Harvey Mitchell Parkway meet the 20'
separation.
10. Along Harvey Mitchell Parkway there is a triangular piece of property that
appears to be out of the site area. If so, landscaping in this area will not be
counted toward point requirements.
11. Need to show irrigation on plans before CO.

ENGINEERING
1. Grading and Drainage Plan-Sheet C-4; This development shows
encroachment in the Floodway (as defined in 1995 in regard to the fill
project on this property. See drawing C-4 of the Drainage Report For
Crystal Park Subdivision dated12-95). This is in violation of the City's
Drainage Ordinance. Virtually all of the fill for the 4:1 slope south of the
west building encroaches in the floodway. The building will have to move
north or some other measures such as a retaining wall will have to be
implemented to remove the encroachment. Also, the existing contours
(elevations) shown within the floodway are different from the original
contours indicating additional fill has been placed. This material will have
to be removed to re-establish the floodway volume lost by this fill.
2. The above deficiencies need to be addressed before additional review can
take place.

1. Irrigation system must be protected by either a Pressure Vacuum Breaker
or Reduced Pressure Principle Back Flow Device and installed as per City
Ordinance 2394.
2. Back Flow devises must be tested upon installation as per City Ordinance
2394.

City of College Station, must be explained in your next transmittal letter and
"bubbled" on your plans. Any additional changes on these plans that have not
been pointed out to the City, will constitute a completely new review.

SUBJECT: Village Q Crystal Park - Site Plan
Staff reviewed the above-mentioned site plan as requested but had to stop review due to an
incomplete submittal. The following page is a preliminary list of staff review comments
detailing items that need to be addressed. Please address the comments and submit the
following information for further staff review:
Two (2) complete sets of construction documents for the proposed development
with the revised site and landscaping plans attached.
If you would like to schedule a meeting to go over the staff review comments, please give me a
call. If there are comments that you are not addressing with the revised site plan, please attach
a letter explaining the details. If you have any questions or need additional information, please
