HomeMy WebLinkAbout00070386STAFF REPORT Prepared by: Ted Mayo Date: December 19,2000 Item: Consideration of a FINAL PLAT for the CASTLEGATE SUBDIVISION SEC 2 PH 1 (15.71 acres) located north of Greens Prairie Road and west of Proposed SH 40. (0-216) Applicant: WALLACE PHILLIPS, GREENS PRAIRIE INVESTORS, Ltd. Item Summary: The Section 2, Phase 1 Final Plat includes 27 PDD-H single family (0.321 ac. avg.) lots and is in compliance with the Master Preliminary Plat for the Castlegate Subdivision which was approved in September 2000. This property was rezoned from A-O to PDD-H in August 2000. The Park Board approved a proposed 4.35 acre park site in June 2000. Budgetary & Financial Summary: An oversize participation request in the amount of $374,638.00 was approved by the City Council on November 09,2000 for the cost differential between a 12" off-site waterline and a 24" waterline as requested by the City. Staff Recommendations: Staff recommends approval of the final plat as submitted. Commission Action Options: The Commission has final authority over the final plat. Copy of Final Plat Created on 0710695 7.56 PM J.WZTEXTl8RP.DOC INFRASTRUCTURE AND FACILITIES Water: Water service will be extended from CASTLEGATE SEC. 1, PH. 1 Subdivision thru this SEC. 2, PH. 1. Subdivision. Sewer: Sanitary sewer service will be extended to and thru this subdivision from the City's Spring Creek Sanitary Sewer Impact Fee line which is currently under construction. Streets: Approximately 1700' of 60' ROW/24' BC-BC Street (Rockcliffe Loop) and 350' of 50' ROW/24' BC-BC Street (Rockingham Loop) will be constructed. Street geometric design criteria varies from the City's standard criteria and was approved with the PDD-H rezoning. Drainage: Compliance with the Drainage Ordinance will be verified. A regional detention pond is being constructed just west of SH 6 and will include capacity for this development. Flood Plain: There is no 100 year floodplain on this 15.71 acre tract. Impact Fees: This development is in the Spring Creek Sanitary Sewer Impact Fee Area (97-01) and impact fees of $349.55 per living unit equivalent will be due at time of filing of the final plat.
