SUBJECT: PEBBLECREEK PH 7B -1(FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list of
staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information by Monday, January 28, 10:00 a.m. to be
placed on the next available Planning and Zoning Commission meeting scheduled for
February 7, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised final plat; and,
One (1) Mylar original of the revised final plat with the appropriate signatures.
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart @ci .college - station.tx.us

Construction Documents
1.Cover sheet: Index- Sheets 6 -8 are Whistling Straits Drive; Sheet 9 is Piping Rock Circle.
2. Sheet 1: Final Plat is different from plat submitted for approval, ie, 22.83 vs 22.99 acres,
etc.
3. Sheet 3: Is fire hydrant at northwest corner of Royal Adelade Drive and Whistling Straits
Drive existing or proposed?
4. Sheets 9, 10, and 11: Add typical cross - section for outlet channel.
5. Sheet 16: Manhole at STA 15 +63.35- Label drop manhole.
6. Sheet 19: Mission Hills Drive should be Whistling Straits Drive.
7. Sheet 22: Erosion Control- need detail for silt fencing and need to show silt fencing on
the down slope of any areas that are to be substantially disturbed by clearing and
construction.
8. Need to add specifications and details for trench safety.
9. Sheet 31- Electrical is missing.

ELECTRICAL
1. Developer installs conduit as per city specs and design.
2. Developer installs street lighting as per city specs and design.
3. Developer provides temporary blanket easement for construction
purposes.
4. Developer provides digital of plat and/or site plan for AutoCAD 14. Email
to rbolin(cDci .college - station.tx.us
5. Developer provides easements for electric infrastructure as installed
(including street lighting).
6. Upon completion of project surveyed sealed meets and bounds
descriptive easements are necessary to release temporary blanket
easement.

must be explained in your next transmittal letter and "bubbled" on your plans. Any additional
