Station according to the Amending Plat thereof recorded in Volume 7289, page 243, Official
Records of Brazos County, Texas, same being the east comer of a called 1.53 acre tract of land
described in a deed to Mark Carroll Lenz and recorded in Volume 4736, page 204, Official
Records of Brazos County, Texas, and being in the southwest line of State Highway No. 40, a

THENCE South 41°53'31" West (S 41°50'11" W Record) a distance of 385.14 feet (385.00'
Record) along the southeast line of said Discount Fuels, LLC called 1.498 acre tract, the
southeast line of said Mark Carroll Lenz called 1.53 acre tract and common northwest line of
Lots 9 through 5 of Block 1 of said Amended Southern Trace Subdivision to a 112• iron rod at the
south comer of said Discount Fuels, LLC called 1.498 acre tract and a common westerly comer
of said Lot 5, same being in the east line of F.M. Highway No. 2154 -Wellborn Road, a variable

This report provides the current available hydrant water supply for the proposed Stripes Store #2468.
When determining fire hydrant flow rates in accordance with the International Fire Code, Appendix B Table
105.1 based upon the size of the building and its current classification as a Type V-B structure, the required
flow rate is 1750 gpm at 20 psi from the remote hydrant on the property is required.
On 1/28/15 a hydrant flow test was performed by Eugene Marshal with College Station Utilities and
witnessed by Justin Tamplin and Howard Mitchel. The hydrants tested are located within the Southern
Trace Subdivision. Reference Attachment B for hydrant locations.
During the test one 2-1/2 inch outlet was utilized. A Pitot reading of 65 was recorded for the hydrant with
discharge coefficients of 0.9. This resulted in a flow of 1350 GPM with a residual pressure of 71 psi. The
static and residual pressures were taken at an elevation of approximately 346 .0, AMSL, which is 12 feet
above the FFE of the store. Static pressure before and after the test was 73 psi .
It is assumed that the flow test hydrant is supplied by 8" ductile iron. A 6" tap will connect to the 8" city
line and supply the hydrant on site.

This report provides the current available hydrant water supply for the proposed Stripes Store #2468.
When determining fire hydrant flow rates in accordance with the International Fire Code, Appendix B Table
105.l based upon the size of the building, 4, 700 square feet, and its current classification as a Type V-B
structure, the required flow rate is 1750 gpm at 20 psi from the remote hydrant on the property is
required. An additional 25 gpm has been added to the required fire flow demand in order to account for
peak daily demand for a total of 1775 gpm. See attached calculations for reference.
On 1/28/15 a hydrant flow test was performed by Eugene Marshal with College Station Utilities and
witnessed by Justin Tamplin and Howard Mitchel. The hydrants tested are located within the Southern
Trace Subdivision. Reference attachment for hydrant locations.
During the test one 2-1/2 inch outlet was utilized. A Pitot reading of 65 was recorded for the hydrant with
discharge coefficients of 0.9. This resulted in a flow of 1350 GPM with a residual pressure of 71 psi. The
static and residual pressures were taken at an elevation of approximately 346.0, AMSL, which is 12 feet
above the FFE of the store. Static pressure before and after the test was 73 psi.
It is assumed that the flow test hydrant is supplied by 8" ductile iron. An 8" tap ·.viii connect to the 12" city
line and supply the hydrant on site. Reference hydraulic node map for pipe sizes, locations and approximate
8" tap location.

Maximum velocity was found to be 10.6 fps. Reference attached hydraulic calculations. The available
hydrant supply results do meet the minimum requirements of the International Fire Code. The results
include pressure loss for pipe lengths and fittings. Due to the building FFE is 12ft. below the test hydrant
5.2psig was added to the available hydrant supply.

Our Engineer has prepared a cost estimate for the public improvements associated with Dick's Iron Dukes Final Plat in the
amount of $25,657.50. This cost is for the sidewalks along Wellborn Road, water line extension and fire hydrant.
As required by the Subdivision Regulations in the Unified Development Code, a Check, or Letter of Credit is being provided
in lieu of construction in order to obtain final plat approval by the Planning & Zoning Commission. All public and private
improvements are expected to commence upon approval of the development permit and is expected to be completed by
DEC. 2015.

provide means for the water to go under the sidewalk.
3. C1 .2 -North of the proposed driveway, the dimension between the back of curb and the
property line is not legible.
4. C1 .2 -The sidewalk ramps need to line up with each other.
5. C1 .2 -The proposed curb (where the old driveway was located) should be shown.
6. C4.1 -Show and label the existing waterline.
7. C4.1 - Note 6D is not accurate since you are extending a public main for a fire hydrant

Per conversation with the City, current grades are not showing water going into ditch
along Wellborn. The water is sheet flowing over the curbing. No sidewalk chase will
be necessary.
C4.1-Show and label the existing waterline.
The existing water line has now been showed and labeled.
C4.1-Specify the tee or TS&V connection to the existing 12-inch waterline. FYl...Since
it is a 6-inch waterline connecting to a 12-inch, a TS&V may be specified. Since an 8-
inch waterline is required to meet velocity requirements, a tee and valve will need to
be cut in to the 12-inch waterline.
We have specified the TS&V and called this out using the city detail Wl-02 on figure
Wl. We have removed the TS&V and added a valve on both the existing 12" line as
well as a valve on the proposed 8" line and an 8''X12" Tee as requested by the city.
C4.l -At the water/sewer crossing, please add a note specifying TCEQ special
requirements. It looks like the bend will need to be shifted over in order to be able to
center a joint of water pipe over the sanitary sewer line.

material type referenced in the report, the required tire flow is 2,000 gpm and 2 tire

Response: Report has been revised. The building falls under the 4800sf threshold so no
additional hydrant will be required.

I reviewed the above-mentioned Development Plat application and determined it to be
incomplete. The following is the preliminary list of items needed to complete the submittal.
Please submit the following information so this application can be forwarded for review:
$600 Development Permit application fee;
Construction documents for the sidewalk along Wellborn Road with engineer's
cost estimate; and
Water analysis/fire flow report for the tract.
Please be aware that if this application is not completed before Monday, March 2, 2015, it will
expire and a new application and fees will be necessary to continue the platting process.

capacity as sole member of Corpus Christi Reimco, LLC, a Texas limited liability company

consent, the following resolutions:
WHEREAS, Stripes LLC owns, directly or indirectly, 100% of the outstanding equity
interests in each of the Companies (other than itself) and is authorized pursuant to the respective
organizational documents of the Companies to act for and on behalf of the Companies in the
manner set forth in the following resolutions;
