Parking Ratio Requirements

I offer the following in response to the letter received May 5, 2009 regarding the proposed parking
requirements for the proposed indoor recreation facility for the building located at 114 Holleman Drive
in College Station. Based on the information provided, our research, and current regulations of the City
of College Station Unified Development Ordinance (UDO), the following parking ratio has been
determined for the proposed go-kart facility:
• One (1) parking space for every five-hundred (500) square feet of gross floor
area of the building.
Based on the information provided in your letter we calculate that this would require 123 parking spaces
[(61,535 sq.ft./500) X 1 space = 123 spaces]. In your letter you state that there are currently 103 parking
spaces assigned to the lease space the go-kart track will be occupying and that there are an additional
24 spaces that could be utilized with a joint agreement. Section 7.2, K-6 of the UDO states that shared
parking is allowed through a written agreement among the owners of record. An attested copy of the
agreement must be recorded with the County Clerk's office and proof of the recordation of the
agreement must be provided to the Administrator prior to the issuance of a Building Permit.
