SUBJECT: Lakeview Acres - Final Plat
Item: Consideration of a VACATING and REPLAT of Lots 10A1 and 10A2 for Lakeview
Acres located on the northeast corner of the intersection at Texas Avenue and Morgans
Lane.
Applicant: Larry Wells, Municipal Development Group
Lakeview Acres has replatted several times over the years. The most recent replat,
approved by the P&Z Commission on September 16, 1999, depicts Lot 10A divided into
two lots for the purpose of development. Lot 10A1 being a 3.72-acre tract and Lot 10A2
being a 0.95-acre tract with a shared access easement between the two lots on
Morgans Lane.
The applicant is submitting a vacating and replat of Lots 10A1 and 10A2 for Lakeview
Acres to remove the shared access easement between the two lots on Morgans Lane.
Morgans Lane is classified as a residential street on the City's Thoroughfare Plan. The
removal of the shared access easement will allow for future proposed driveway locations
to meet the City's Driveway Ordinance. If the street were classified as a collector or
larger, the shared access easement would be necessary to restrict the number of
driveway openings.
The subject property is zoned C-1 general commercial and is shown for retail
development on the land use plan. The final plat is in compliance with all Subdivision
Regulations. Staff recommends approval of the final plat as revised and submitted on
December 6, 1999.

if used. One sheet must show the overall drainage layout of the subdivision.
Detailed cost estimates for all public infrastructure listed above sealed by Texas P.E.

RE: Future O'Reilly Auto Parts Store to be Located in College Station, TX
Dear Mr. Wells:
Please find enclosed a copy of our most recent site plan. The City of College Station has informed
us that for us to obtain a drive permit for the proposed drive on Morgan's Lane indicated on the
enclosed site plan it is necessary that we vacate the existing plat and record a new final plat
indicating the new drive location. We have discussed this matter with various city officials and
the city has no objections. Please prepare the necessary instruments and drawings and submit the
drawings to me for review and to the City of College Station by November 18. This item will
then be on the agenda for the 12-16 meeting of the Planning Commission. Please attend this
meeting on our behalf. This item does not require approval by the City Council. Please forward
a proposal for this work to me. I have discussed this matter with Ken Robeson of Morgan Lane
Joint Ventures. If you have any questions please contact Natalie Ruiz with the City of College
Station at 409-764-3570. As we are changing the location of the shared drive with the Joint
Venture it is necessary that the Joint Venture is a part of the plat. The Joint Venture will need to
determine a new location for a drive located entirely on their property. I am forwarding a copy
of this letter to Phyllis Hobson of the Joint Venture in order that she is aware of this current
matter.
