As requested, I have looked over the simple site plan and location details for the proposed
O'Reilly Auto Parts store to be located on the corner of Texas Avenue and Morgan Lane
in College Station, Texas. I have enclosed several materials along with the completed
questionnaire: a development fee schedule, 1999 submission deadlines, a final plat
application with checklist, a site plan application and checklist, and a copy of the section
of code of ordinances that pertains to driveway access location and design. In addition,
we suggest you purchase a Zoning Ordinance f6r a cost of $5.00. We would be happy to
send this to you at your request. Lastly, we strongly suggest having a predevelo ment
meetin wit . These meetings consist of several staff members w o would be
involved in the plat and site plan review process.
I have probably given you just enough information to bring up more questions, if so please

unto the CITY OF COLLEGE STATION, TEXAS, a Municipal Corporation, 1101 Texas Avenue, College
Station, Texas, hereinafter called City, in the amount of TWENTY ONE THOUSAND FIVE HUNDRED &

WHEREAS, the Principal is required to install landscaping on Lots 10A1 & 1OA2 Block LAKE VIEW
ACRES SUBDIVISION, College Station, Brazos County, Texas, as required by Ordinance No. 1638, Section
11.5. of the College Station Code of Ordinances and landscaping plan, which ordinance and plan are attached
hereto and made a part hereof as fully and to the same extent as if copied at length herein; and
WHEREAS, Section 11.6 allows for the issuance of a Certificate of Occupancy prior to completion of required
landscaping provided that the principal provides a bond in the amount of $5.00 times the number of landscape
points required for the project;
NOW, THEREFORE, THE CONDITION OF THIS OBLIGATION IS SUCH THAT if said principal shall install all
required landscaping as required by City and detailed in the attached landscape plan and in accordance with
the above-stated ordinance and receive the approval for same by the City Planner on or before four months
from the date of issuance of a Certificate of Occupancy for the property, then this obligation shall be void.
PROVIDED, HOWEVER, that the City having required the said Principal to furnish this bond in order to comply
with Chapter 11 of Ordinance No. 1638, Sections 11.5 and 11.6. and the landscaping plan, all rights and
remedies on this bond shall inure solely to such claimants and shall be determined in accordance with the
provisions, conditions and limitations of said ordinance.
IN WITNESS WHEREOF, the said Principal and Surety have signed and sealed this instrument, this

Jerryeports that nothing has been constructed related to the Lake View Acres.
Alexandria Phase I is near complete. Vern developed a punch list which McClure took to develop a cost
estimate to submit for a letter of credit. They were supposed to provide the estimate to the financial
institution for them to send the letter to the City.

At the request of Mr. Randall Pritchett I have reviewed the above
property with respect to availability of City services. The proper
is currently served with an 8 inch waterline along its.frontage on
Texas Avenue and Morgans Lane. Development of the property will
require increasing the size of the Texas Avenue line to a 12 inch
diameter. The City has participated in nearly all of the costs
of doing this on adjacent properties. The size increase is to
provide better fire protection to the area. The property is served
with an 8 inch sanitary sewer flowing toward the south and in place
along the easterly and of the property. The City of College
Station electricity is available to the property. The City of
College Station does not charge its customers for the extension of
overhead electrical lines to provide service to their property.

The Planning and Zoning Commission on September 16, 1999 approved the Final Plat for lot l0A of the
Lakeview Acres Subdivision. This final plat will not be forwarded to the City Council since the
Commission has final approval authority for plats. Once all requirements in the Subdivision Regulations
are met, the final plat will be filed for record at the Brazos County Courthouse.

Staff reviewed the above-mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information by Tuesday, September 7, 10:00
a.m. to be placed on the next available Planning and Zoning Commission meeting
scheduled for September 16, 1999, 7:00 p.m. in the City Hall Council Chambers, 1101
Texas Avenue.
Ten (10) copies of the revised final plat; and
The Mylar original of the revised final plat with the owner's signature.
The infrastructure construction plans are still being reviewed. Those comments will be
forwarded to you as soon as I receive them. If you have any questions or need
additional information, please call me at 764-3570.

There is an existing overhead electrical tine that crosses this property to provide service to a residence
besides the U-haul property. Easement will need to be provided to cover existing line. If line needs to
be relocated, we will work with property owner on relocation.
Ismaili Jamatkhana & Center (99-438)
Developer installs electrical conduit per city specs and design.
(There is an electrical J-box existing at the Edelweiss Ave. & Rock Pr Rd intersection and at the property
line of the commercial lot show on site plan. Service will be provide from these two locations. Conduit
will need to be installed from the J-box to the proposed transformer location and then carried to the J-box
by the commercial lot.)
Developer pour transformer pad per city specs.
Developer will need to provide easements to cover electical infrastructure as installed.
