Sewer:: Phase 2 of this development extended sewer along Bee Creek Trib. "B" to this Phase. Sewer will be extended through this subdivision. Streets: There are approximately 3.648 acres of public right-of-way proposed with this subdivision. Residential streets will be extended through the subdivision and connected to Navarro Drive. The residential streets will be the standard 27 foot wide street section in 50 feet of right-of-way. Off-site easements: N/A Sidewalks: Sidewalks will be required on one side of the residential streets. Drainage: The majority of this phase of the subdivision will be graded to drain to a detention pond constructed with Phase 1, which discharges to the north to Bee Creek Tributary B. A second detention pond will be constructed within this phase and will discharge to the south. The drainage plan submitted proposes to reduce the peak runoff flow rate to approximately one-third the existing pre-development flow rate leaving the site. The drainage plan appears to be in compliance with City's Storm Water Drainage Policy and Design Standards. Flood Plain: No regulatory flood plain exists in this Phase of the Subdivision. A portion of the streets have been paved, but on those that have not the developer is requesting that "slab-only" permits be issued so building construction can begin. Access to these lots will be taken from Navarro Drive until the paving process if finished in approximately one week. I have met with John Logan to develop the accompanying cost estimate for the value of all remaining work. If you concur with our estimate, we will proceed with the preparation of a Letter of Credit for $93,631.67.
