CONSTRUCTION TOTAL $412,775.68 FILENOTE SUBJECT: PEBBLE CREEK PHASE 8-B DRAINAGE DATE: JUNE 30, 1999 In reviewing the plans for this project there was a concern about the drainage discharges and where they will enter the Business Center. The concerns revolved around two items: 1. the affect of the discharge on the developability of Block 1 and 2. the affect on the Navasota Lady Tress Reserve area In answer to number 1: Pebble Creek 6 was approved with a large discharge onto Block 1 and additional drainage easement was granted on Block 1 to allow for this. The discharge from Pebble Creek 8 is minor in comparison. Also when looking at the Business Center Detention/Retentionpnnd layout there appears to be planned in this area a small creek that will discharge into some of the ponds. (i.e. the discharge point was planned to occur where Phase 6 and 8 will be discharging) In answer to number 2: The Reserve area is not located adjacent or in near proximity to these point discharges. It does not appear that this discharge and the velocity related to it will disturb this protected area. As a result, Pebble Creek 8 will be allowed to discharge in two locations into the Business Center property to the creek. Veronica Morgan Cc:Kim Foutz Jeff Tondre ~~~ a~~ FILE NOTE Pebble Creek Phase 8C Case #98-224 & 98-334 I spoke with Jed Walker of The Wallace Group and informed him that any future subdivisions in Pebble Creek would need to be preliminary platted. At a predevelopment meeting, we discussed the possibility of going straight to final plat on Phase 8C from the Master Plan that was approved in July of 1998. At that time, they provided us with a master utility plan for the subdivision in order to get Phases 8A and 8B approved. We agreed to go to final plat on these two phases only. Any subsequent plats after 8A and 8B must include a preliminary plat followed by a final plat. However, this site is included in the city's long range plans for trails and greenbelts and access will be through it will be required. Our planning staff will work with you when the trail system is being developed to ensure that the access points are developed in the most mutually beneficial locations possible.
