I missed you at the meeting Monday. Sorry you've been sick. I have a few questions for you and hoped
you could give me a quick answer. I am preparing the final plat for this project to submit on December
20.
1. I am using the title Holleman Village Addition Sec. 2, with the lot being labeled Lot 3 block A per the
preliminary plan. Is this ok?
2. Is this a minor plat or a regular plat since it involves fiscal for Jones-Butler?
3. How closely do the bearings and distances have to match the preliminary? Can they be seconds
different on bearings and up to 0.20' in distance different?
We used a combination of record, calculated and field bearings and distances on preliminary. The
surveyed bearings and distances for the Jones tract are close to preliminary but not exact.
4. The approved preliminary plan shows a 90° intersection of the r.o.w. lines at Jones-Butler and
Holleman Drive at the SE corner along the 5' additional dedication line. Will a curved cut-back be
required with final plat? We don't want any surprises that will affect our acreage calculations and
Buyer/Seller contract negotiations.
5. On your submittal schedule for Monday Dec. 20, there is a Thursday in the box with Dec. 20. What
does this mean?
I am faxing a reduced copy of the approved preliminary for your convenience in answering the questions.

The Wallace Group, Inc. is designing the multi-family apartment complex for the
above-mentioned site. The project is located north of F.M.2818 and east of Holleman
Drive. The property is bound on the east by the future Jones-Butler Road. As part of the
Preliminary Platting phase of the project a 45' wide portion of the lot along the eastern
boundary is being dedicated to the City of College Station as right-of--way for Jones-
Butler Road.
This letter will serve as a cost estimate for improvements of the Jones-Butler
Road fora 74' curb to curb pavement width that is adjacent to our project site. The length
of this section of the Jones-Butler Road is 730.27'and all item characteristics have been
assumed.

Item Summary: This request for oversize participation is being made in accordance with Section 9-C
of the subdivision regulations. The final plat for Holleman Village Addition was approved by the
Planning and Zoning Commission on May 6, 1999. The city's subdivision regulations require that
water be extended 1,030 feet though the subdivision.
The applicant's engineer has determined that the multi-family development would require an 8-inch
water line. City staff has determined that a 16-inch water line is needed to serve future extensions
toward FM 2818 and to the north. The estimated cost difference between an 8 and 16-inch line is
$30,730.00. The city is limited to 30% of the total construction cost of the line without the project
being opened to public bid. Section 9-C.5 of the subdivision regulations requires that the application
for oversize participation is required prior to beginning construction. The project is currently under
construction, and therefore a variance from this requirement is also requested.
Item Background: An 18-inch water line currently exists in the Jones Butler Road right-of-way. A 16"
water line is to be extended through the Holleman Village Subdivision, to and under Holleman Drive
West near the intersection with Southwest Parkway West. At that point the line ties into an existing
16-inch water line in Southwest Parkway West. The proposed 16-inch water line, with extensions,
should be capable of providing adequate water to serve the area in the Southeast comer of FM 2818
and Luther Street.
Budgetary and Financial Summary: Funds are available in
Staff Recommendation: Staff recommends approval of oversize participation not to exceed the
amount of $22,362 for the construction of the 16-inch water line and approve the variance regarding
timing of the request.

Probable Cost for improvements to 6901inear feet ofJones-Butler Road along the
northern property boundary of the above-referenced Project. The developer is dedicating
45 feet ofright-of--way along this boundary necessary for the construction of the future
roadway. Attached herewith is our cost estimate based upon a 39-foot street width (face-
of-curb to face-of--curb) comprised of 12 inches of flexible base and 2 inches of a
bituminous surface course. Our understanding is that the developer (Fairfield) will have
a financial responsibility for 50% of the roadway improvements along this boundary
adjacent to Jones-Butler Road.

The Wallace Group, Inc. is designing the multi-family apartment complex for the
above-mentioned site. The project is located north of F.M.2818 and east of Holleman
Drive. The property is bound on the east by the future Jones-Butler Road. As part of the
Preliminary Platting phase of the project a 45' wide portion of the lot along the eastern
boundary is being dedicated to the City of College Station as right-of--way for Jones-
Butler Road.
This letter will serve as a cost estimate for improvements of the Jones-Butler
Road fora 28' curb to curb pavement width that is adjacent to our project site. The length
of this section of the Jones-Butler Road is 730.27'and all item characteristics have been
assumed.
