Development Coordinat SUBJECT: Find Plat ~ L. O. Ball Memorial Subdivision Staff has reviewed the final plat submitted and the following changes need to be made: The Public Access Easement on Lots 1 - 3 needs to be moved so that it does not encroach on the 24' Landscape Reserve. Extend the proposed 30' Public Access Easement across Lot 3 to provide access to Lot 4. Remove the general note pertaining to the "0.221 acre portion of existing 20' P.U.E. and sewer line to be abandoned." The existing easement can not be abandoned by this final plat; however, it can be abandoned by separate instrument with City Council approval. The outstanding property taxes must be paid prior to filing the Final Plat for record. Submit a paid tax certificate once taxes are paid. Remove the word "Proposed" on the 15' R.O.W. dedication 0.085 acres on Rock Prairie Road. Remove the building setback lines. (If additional setbacks are provided for in deed restrictions, they may be referenced with a general note.) Make the necessary changes according to the attached electrical comments by Tony Michalsky and GTE comments by Laverne Akin. Please make the changes listed above and submit the following information by Monday, February 22, 1999 to be included on the next available Planning & Zoning meeting: A revised mylar original of the final plat with the owner's signature; and, Ten (10) copies of the revised final plat. Submit $200 application fee. The Planning & Zoning Commission meeting is scheduled for 7:00 p.m. on Thursday, March 4, 1999 in the City Hall Council Chambers at 1101 Texas Avenue South, College Station, Texas. The existing easement can not be abandoned by this final plat; however, it can be abandoned by separate instrument with City Council approval.
