The developer is requesting that a bond be ponied for the infrastructure costs. If you concur with the estimate, then we will begin preparing the bond. Also, in regard to a similar letter I sent yesterday on Phase 1, that estimate was developed assuming the asphalt would be installed today or tomorrow. It appears now that there may be a short delay. Our intention was (and is) to post the bond after the asphalt was down, but we are not re8dy to do that just yet. Please review the Phase 1 estimate with that in mind. Thank you. On the attached pages 1 have estimated the wst of infrastructure improvements in Phase 2 only. The unit costs are taken from the bids we received on this project. The total cost of this construction is estimated at $908,72t?.20, If you concur with this f sure, we will prepare a bond for that amount so the plats can be filed. Box 9960 1101 Texas Avenue College Station, TX 77842 Tel: 409 764 3500 April 21, 1999 Raymond Huff Brazos Triad Land Development Partnership Dear Mr. Huff: The 18" sewer line proposed for construction by Brazos Triad for development of the Steeplechase subdivision will become a public facility upon its completion and acceptance by the City of College Station. Service from this line will be available to any abutting property so long as capacity is available. This line has been sized to provide capacity for development of the area south of FM 2818 and east of Wellborn Road in addition to the Steeplechase subdivision. A tap fee of up to $350 (depending upon tap size) is required for all sewer taps within the City of College Station. The above referenced sewer line is not located within any impact fee service area and is not being constructed under the provisions of the City's pro-rata collection ordinance. Thus there aze no additional fees that are applicable at this time. . May 20, 1999 City of College Station, Texas To Whom It May Concern: VVe have made a request that permits allowing construction requiring combustible materials (construction beyond slabs} be available to builders having lots in Phases 2 & 3 of Steeplechase Subdivision on streets that have not been fully completed. These would be streets where curbs and gutters have been constructed and the material being used for street base has been installed according to engineering specifications ready for asphalt but without the permanent asphalt topping in place. In order for you to approve that request you have asked that the developer, Brazos Triad Land Development Partnership, Ltd., and the contractor for streets and utilities, Young Contractors, Inc., provide the City of College Station with assurance that, prior to the completion of the streets, a minimum of a 20 foot access will be maintained from Navarro to the end of each street that would allow fire and other emergency vehicles passage in case of emergency. You have also asked that we explain how this access will be maintained. Pursuant to your request, we do agree that a minimum of a 20 foot access on the following streets will be maintained from Navarro to the end of the street adjacent to Westridge. These streets are Axis Court, Trace Meadows, Antelope Lane, and Pronghorn Lane. At the present time Axis Court and Trace Meadows do not have base in place. It is agreed that Young Contractors will not park equipment on these streets except, during placement of asphalt, equipment that is being used for placement of asphalt. During the time asphalt is being laid, all equipment on the street will be manned and, if obstructing access as described herein, wilt be driven off to the side of the street to provide a minimum of 20 feet of access for emergency vehicles. A movable barricade is in place at the Navarro end of each street as a sign of no access and wiII remain in place at the end of the streets which are the subject of this agreement. This barricade is easily moved to provide access as needed. During this period the builders, their employees, their subcontractors, and vendors will not have access to the street. This letter contains an acknowledgement of these terms and the agreement of all builders owning Lots or who will own lots in this portion of the subdivision to abide by this restriction.
