ENGINEERING COMMENTS
1. Sheet SP-1.1 : Add dimensions- width of typical parking space; width of landscape
island (parking); clarify easements ie. existing, width etc.; location of building from
property corners-add bearing or angle; Legend- 10" sewerline should be 8".
2. Drainage Report : pg. I-City of College Station not City of Bryan; pg. 3-Table; Pre-
Development/ Post-Development--values are reversed.

PLANNING COMMENTS
3. The proposed fire hydrant coverage for the building is not adequate. Please work
with the Planning Staff and the Fire Marshal to reach a solution.
4. Show the current zoning as well as the zoning of all abutting parcels.
5. Provide a sidewalk along the frontage of the property.
6. Show the existing median in Brothers Boulevard along with the existing curb cuts.
(This information will need to be provided before the driveway location can be
approved. The driveway shown on the plan exceeds the 36' wide maximum.)
7. Denote the size of the water service and show the proposed meter location. The
water meter must be located within a public utility easement.
8. Provide a raised curb around all paved areas. It appears that the westernmost
driving aisle does not end in a raised curb. (If the parking area will be extended in
the future, you can use a temporary knock-off curb.)
9. The landscaping plan was not reviewed at this time. Please clarify between the
different tree types and their symbols. (The same symbol is shown for crepe myrtles
and live oaks. Live oaks must be planted a minimum of 30' behind the street curb.)
Clarify the tree barricades shown on the plan. You are not eligible for protected
landscape points if there is any disturbance within the barricade. (For example, the
proposed parking spaces and sidewalks within the tree barricades are not allowed if
you claim protected tree status.) The proposed screening of the parking area from
Brothers is inadequate. The shrubs are shown to be spaced 6' apart.

At this point in time: (1) sidewalks are scheduled to be constructed today, (2) the sewer line has not
completed. Jerry will notified PUD when it is complete for PUD to tap the line, (3) need as-built plans for
water line changed that involved the relocation of a fire hydrant & (4) the driveway is complete.

Item: Conceptual site plan for the property at the corner of Texas Avenue and
Harvey Road.
Applicant: Richard Smith
Item Summary: Mr. Smith is proposing a conceptual site plan for the western
end of the Wolf Pen Creek Corridor. Since this will be a large project, he is
requesting that the Design Review Board give him input on the project and
direction as to what the Board will be requiring of the development before design
plans are complete.
