AN ORDINANCE AMENDING CHAPTER 12, "ZONING", SECTION I, "ESTABLISHMENT
OF DISTRICTS, PROVISION FOR AN OFFICIAL ZONING MAP", OF THE CODE OF
ORDINANCES OF THE CITY OF COLLEGE STATION, TEXAS, BY CHANGING THE
ZONING DISTRICT BOUNDARIES AFFECTING CERTAIN PROPERTIES AS
DESCRIBED BELOW; DECLARING A PENALTY, AND PROVIDING AN EFFECTIVE
DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
PART l: That Chapter 12, "Zoning", Section I, "Establishment of Districts, Provisions For An
Official Zoning Map", of the Code of Ordinances of the City of College Station,
Texas, be amended as set out in Exhibits "A", "B", and "C" attached hereto and made
a part of this ordinance for all purposes.
PART 2: That any person, firm or corporation violating any of the provisions of this chapter
shall be deemed guilty of a misdemeanor, and upon conviction thereof shall be
punishable by a fine of not less than Twenty-five dollars ($25.00) nor more than Two
Thousand Dollars ($2000.00). Each day such violation shall continue or be permitted
to continue, shall be deemed a separate offense. Said Ordinance, being a penal
ordinance, becomes effective ten (10) days after its date of passage by the City
Council, as provided by Section 35 of the Charter of the City of College Station.

Districts, Provisions For An Official Zoning Map", of Chapter 12, "Zoning", is hereby amended as
follows:
The following property is rezoned from R-4 Apartment Low Density to A-P
Administrative Professional.
3.219 acres being all that certain tract or parcel of land lying and being situated in
Brazos County, Texas, and being Lot Fifteen (15), Block "T; University Park Section
A an addition to the City of College Station, Brazos County, Texas, according to the
replat recorded in Volume 538, Page 721 of the Deed Records of Brazos County, Texas,
SAVE and EXCEPT 7500 square feet of said lot, being more particularly described in
the attached Exhibit "B" and shown graphically in Exhibit "C".

BEGINNING at a 2" x 2" wood stake set in the southeast right of way line of a 40 foot gravel road, said
stake being a distance of 1008.4 feet - S 24 degrees 55' W from the point of intersection of the fence along
the northeast boundary line of said 200 acres with the fence along the southeast boundary line of a Sewage
Disposal Plant Site located northeast of and adjacent to the northeast boundary line of said 200 acres, said
wood stake also being 50 feet northeasterly along the southeast right of way line of said road from its point
of intersection with Lone Star Gas Company's 6 inch pipeline known as Line L8-C said wood stake also
being the north corner of the tract herein described;
THENCE S 51 degrees 17' E at right angles to the southeast right of way line of said 40 foot road, a
distance of 50 feet to a 2" 12" wood stake set for the east corner of the tract herein described;
THENCE S 38 degrees 43' W parallel with and 50 feet from the southeast right of way line of said 40 foot
gravel road at 51 feet cross said Lone Star Gas Company's 6 inch gas pipeline L8-C, continuing in all a
distance of 150 feet to a 2" x 2" wood stake for the south corner of the tract herein described;
THENCE N 51 degrees IT W a distance of 50 feet to a 2" x 2" wood stake set in the southeast right of way
line of said 40 foot road for the west corner of the tract herein described;
THENCE N 38 degrees 43' E along and with the southeast right of way line of said 40 feet road at 100 feet
cross said Lone Star Gas Company's 6 inch gas pipeline L8-C, continuing in all a distance of 150 feet to the
Place of Beginning, and containing 7500 square feet of laud, more or less, and being the same tract
described in a Substitute Trustee's Deed dated June 3, 1986, executed by Jay B. Goss, Substitute Trustee to
Spindletop Savings Association, recorded in Volume 888, Page 212 of the Official Records of Brazos
County, Texas.
