STAFF REPORT
Item: Consideration of a Final Plat for Stone Forest Subdivision Phase I, being 24.38
out of 64.99 acres of Stone Forest Subdivision (previously known as Stonegate
Subdivision and Texas Centroid Ranch) located on Greens Prairie Road between
Lakeway Drive and Pebble Creek Parkway. (0-195)
Applicant: Joe Schultz (Texcon) for Johnson Investments, Inc.
Staff Recommendations: Seeing that all City requirements have been met for this final
plat, staff recommends to the Commission: "approval as submitted".
Item Summary: City staff has confirmed that this Final Plat conforms to the approved
Master Preliminary Plat approved by the Commission on September 21, 2000. The
subdivision abuts the Pebble Creek Subdivision, however, there is no street connection to
Pebble Creek. There is a street connection, Agate Drive, through Stone Forest to
Lakeway Drive. As a condition of rezoning, the Council required a 20' buffer between
Agate Drive and the Pebble Creek lots adjoining Agate.
Phase I includes 80 R1-13 lots and the detention pond/ common area. Additions to City
infrastructure include sanitary sewer, storm sewer and water lines. Phase II will contain
the 34 lots to the south and includes the street connection to Lakeway Drive. Phase III
will contain the remaining 41 lots to the west of Phase I.
Commission Action Options: The Commission has final authority over the final plat.
The Commission's options regarding the plat are as follows:
• Approval as submitted
• Approval with conditions
• Denial
• Defer action
• Table only at applicant's request.

INFRASTRUCTURE AND FACILITIES
Water: There is an existing 18" waterline along Greens Prairie Road suitable for this
subdivision. We have discussed with the applicant looping the water line through the
subdivision to the 18" water line along Lakeway for more efficient and effective water
system operations.
Sewer: There is an existing 10" sewer line along Greens Prairie Road suitable for this
subdivision.
Streets: The plat has approximately 2,420 feet of frontage along Greens Prairie Road,
which has a 130' right-of-way and is classified on the Thoroughfare Plan as a major
arterial. At this time, Lakeway Drive is considered to be a major collector on the
Thoroughfare Plan. A divided entryway, Stone Forest Drive, will be taken off Green's
Prairie Road. The subdivision will consist mainly of cul-de-sac streets with Agate Drive
connecting through to Lakeway Drive.
Off-site Easements: None
Parkland Dedication: None required for commercial platting.
Drainage: The site will be required to meet the Drainage Ordinance at the site plan
stage. A drainage report is being reviewed at this time.
Flood Plain: None
Oversize request: Oversize participation has not been requested.
Impact Fees: None
