A centerline description for an easement covering the water lime and fire hydrant in the Pat and
Joe Marek Mini-Storage Project at 3820 Harvey Road.
Beginning at a point, said point being the Northwest comer of Lot 1 Block 1 of the Jordan
Subdivision in the City of College Station, Texas, said point also lying in the Southeast R.O.W.
line of State Highway 30 (Harvey Road).
Thence N 45 ° 03' 43" E along the Northwest property line of Lot 1 Block 1 of the Jordan
Subdivision, same being the Southeast R.O.W. line of State Highway 30, 67.76 feet to the Point
of Beginning.
Thence S 44 ° 53' 55" E along a lime, said line being parallel to and 67.76 feet northeast of the
southwest line of Lot 1 Block 1, said line being the centerline of a 10 foot wide Utility Easement,
a distance of 328.93 feet to a point for an angle to the left.
Thence N 45 ° 06' 05" E a distance of 18.63 feet along a line, said lime being the centerline of a 10

I called and talked with Elrey Thursday afternoon. We have a large concern about the location of the
existing sanitary sewer line in relation to the pooposed retaining wall. In addition we are concerned about
the misalignment that will be created at easch end of this property in relation to the existing easement on
the adjacent properties. It appears to me the line would need to be relocated south .l told Elrey he could
talk with our water and wastewater people and if they were agreeable we would consider a relignment.
This would require a replat of the Jordan Subdivision to redefine the easement.

Dear Ms. George:
The following addresses the staff review comments for the above referenced project. The
numbered comments below correspond to the staff review comments.
PLANNING
1. Harvey Road R.O.W. has been called out on the site plan.
2. There is no pipeline under the front property line. Note has been removed from
the existing conditions of the site plan.
3. End islands have been placed at ends of every parking row.
4. Parallel parking spaces have been revised to 9x 22'.
5. As per the City of College Station Zoning Ordinance Section 9.2, A.,4. the 23'
aisle, which Ms. Hitchcock is referring to, is for head-in (900 degree) parking
spaces. For angled parking the minimum aisle is 20'. This section does not
address parallel parking. Therefore, as required by this section, the width of the
aisle is to be determined by the Project Review Committee. In the City of Bryan
this aisle would be 10 foot in width for a total of 19 feet. We are proposing 25
feet.
6. Note was added to the Site Notes regarding the fire lane striping.
7. Existing adjacent curb cuts are shown on the plan. There are no curb cuts
opposite this site for more than a mile. The adjacent drive to the west is 265 feet
from the centerline of the proposed drive to the edge of the existing drive and the
adjacent drive to the east is 180 feet away. Because of the size of the lots on
this plat, which was approved by the city in 1996, it is impossible to meet the
spacing requirements for adjacent drives on a major arterial.
8. The driveway throat length measured from the parking lot to the edge of the
asphalt on S. H. 30 is 53 feet 9 inches, however there is a 5 foot wide shoulder
so the distance from the parking lot to the street is more than 55 feet.
9. A six foot privacy fence will be constructed on the site at the rear.
10. The water meter is in the easement.

11. The electric service will be underground as shown on plans.
12. We have recalculated the areas and have reflected this on the plan and have
shown the additional plantings on the plans.
13. The office will have restrooms therefore the water demands and sewer loading
will be about the same as a single family home. As per TNRCC , using office
building standards of 20 gals per person per day with no more than 10 people
this would translate to 200 gal/day. Using a return rate to sewer of 90% this
would be 180 gal/day which totals can be easily handled with the proposed
service lines.
14. The lighting for this site will be for security purposes and will consist of wall pack
units directed downward. With the vegetation remaining along the creek there
will be very little if any light pollution towards the Harvey Hillsides area.
ENGINEERING
1. We have revised the drainage report to provide sufficient data to show what we
are proposing to do with this site. We must analyze not only the site but
upstream area also to show the effect of routing this flow to the creek ahead of
the peak from the larger drainage area which is in accordance with the City's
Drainage Policy.
2. Table 3 is accurate.
3-6. What we are striving to do here is get the runoff from this property to the stream
as quickly as possible so that it does not become an additive factor in the peak
for the major portion of the drainage area. Complete details of the outfall
structure are included in the plans or in the report, including discharge velocity.
The design discharge velocity is so low that no energy dissipation is needed. To
insure that there will be no detrimental effect on the stream in any way we have
cut the size of the developed area back by 25 feet. The outfall structure has
been moved to the southwest corner of the property so that it is totally on our
tract including the discharge. This movement of the project to the north, along
with the construction of the privacy fence, will also lessen any potential impact
on the Harvey Hillsides area.
7. We will address any TxDOT concerns.
ELECTRICAL
1. The developer will contact the electrical division and take care of these matters.
We have shown a Low Monument type sign between the parking lot and the R.O.W. This will be
applied for separately by the owner at a later date.

The following addresses the staffs second review comments for the above referenced
project. The numbered comments below correspond to the staff review comments.
PLANNING Reviewed by: Molly Hitchock
1. A privacy fence between the commercial establishment and the residential
development has been shown on the construction drawings. The privacy
fence is to be located along the top of the retaining wall located at the
southeast end of the property.
2. The water and wastewater minimum, maximum and average uses have been
added to the construction drawings. Refer to note 13 on page 2 of the
construction drawings.
3. The aisle width along the northern side of the property has been revised to
provide a minimum aisle width of 20 feet.
ENGINEERING Reviewed by: Spencer Thompson
1. As per our meeting on November 13, 1 indicated that the wastewater line was
only a "long" 4" service. I was told that the existing wastewater main could be
tapped with a 4" service tap; therefore, no plan and profile view would be
required. The construction drawings shows cleanouts to be installed on the
4" service line to the office as per our meeting. The service line has been
relocated to the north side of the north building to avoid conflicts with
detention facilities.

3. The design report has been revised to reflect the use of a detention facility for
controlling stormwater runoff from this development. The drainage
calculations have been revised to reflect the use of two detention pond on the
southeast end of the project site. The size to the building had to be reduced
to accommodate the detention facilities.
