STAFF REPORT
Item: Consideration of a Final Plat for Alexandria Phase 4-A (7.060 acres)
located west of Phase 2-13 and Alexandria Avenue and north of Phase 3-13. (00-
175)
Applicant: Edward Froehling
Item Summary: This is part of the fourth of five phases of the Alexandria
Subdivision west of and adjacent to the existing Springbrook-Oakgrove
Subdivision. Phase 4 will be completed in two parts, Phase 4-A and Phase 4-13.
The plat is for 30 single-family lots with an average lot size of 0.20 acres. The
subdivision is in conformance with the Comprehensive Plan land use assumptions
which shows the area as medium density single-family residential (3-6 dwelling
units per acre). Parkland dedication for this phase has already been credited to the
developer for previous dedications. There will be a greenway and storm water
detention area in the floodplain of Lick Creek which runs along the north border
of the Alexandria Subdivision.
Item Background: Council approved a preliminary plat for this property on
January 14, 1999. The final plat is in compliance with the approved preliminary
plat.
Staff Recommendations: Staff recommends approval of the final plat as
submitted.
Commission Action Options: The Commission has final authority over the final
plat. The options are approval as submitted or denial. Defer action or table only at
the applicants request.

INFRASTRUCTURE AND FACILITIES
Water: Water is provided by a 12" water line along Alexandria Avenue.
New infrastructure will be extended within the subdivision to serve the
residential development.
Sewer: Sewer will be provided by the extension of a 6" line from the
adjacent phase.
Streets: Markham Lane and Danville Lane will be constructed as
residential streets.
Off-site Easements: None required.
Drainage: A drainage plan for the entire subdivision has been previously
submitted and approved by Staff. This phase meets the drainage plan.
Floodplain: None in this phase
Oversize request: None
