The following comments are in response to the Staff Review Comments received 26
September 2000.
PLANNING
1. The driveway width is 30' -0 ". The driveway width at the R.O.W. is 40' -0 ". This is
because the driveway is not perpendicular to the street. The 40' -0" width also
includes the curve of the driveway openings Please advise if this needs to be

Staff reviewed the above - mentioned site plan as requested. The following page is a list of staff

Again, I would like to apologize for the mistake in telling you that the site required three non -
canopy trees. It only requires three shrubs. Enclosed with this letter is the final site plan for the
Masonic Library, and I have circled the three shrubs that need to be included on the property. As
we have discussed before, I will work with you on the placement of the shrub that may pose a
problem in the center. This center shrub may be placed elsewhere on the site, as long as it is
provided somewhere.
Thank you for your cooperation in this matter. If you have any further questions, please do not
hesitate to give me a call at (979) 764 -3570. If I am not available, another Planner may be
available for assistance.

This letter serves to notify you that the above property is currently in violation of City of College
Station Zoning Regulations, in regards to landscaping requirements. According to the City of
College Station Zoning Ordinance, any landscaping required or set forth in the site plan must
comply with the standards of the Zoning Ordinance and be in accordance with the approved
landscaping of the site plan. From Ordinance number 1638 of the City of College Station Zoning
Ordinance, Section 11.6 states:
"Landscaping /Streetscaping shall be maintained and preserved in accordance with the
approved LandscapeIStreetscape plan. Replacement of dead landscaping /streetscaping
must occur within forty -five (45) days of notification by the Zoning Official or his
delegate. Replacement material must be of similar character and the same of higher point
total as the dead landscaping. Failure to replace dead landscaping, as required by the
Zoning Official, shall constitute a violation of this section of the ordinance for which the
penalty provision may be invoked."
This notice allows you an opportunity to comply without further ramifications and avoid potential
penalties. This also provides you with adequate time to plant within this optimal planting season.
Failure to comply with the Ordinance and fulfill landscape maintenance requirements within
forty-five (45) business days of receipt of this notification shall constitute a violation of this
section of the Zoning Ordinance. A citation will be issued and can result in fines of up to $2,000
dollars per day, per violation. Each day can be considered a separate violation.

copy of the Zoning Ordinance and landscape maintenance requirements, please do not hesitate to
