Project: SILK STOCKING LOUNGE (SP)-SITE PLAN (0-169)
Please note: This area needs to be platted before a site plan can be approved.
PLANNING
1. Please remove all items in the legend that are not applicable to this site
plan.
2. Please show the utility service lines to the building. This requirement is to
confirm that landscaping will not be placed directly over a line.
3. Please show water meter, transformer, and A/C unit locations. If the A/C/
unit and transformer are visible from the ROW, they will require
landscaped screening.
4. An irrigation system is needed for the landscaping.
5. Please show the elevations in the area of the pond.
6. Please show the building setback lines.
7. Please add a note to the ambulatory ramp detail that it will meet ANSI
standards.
8. An additional 204 sq. ft. of interior islands is needed.
9. All parking islands must be curbed (which is shown on the plan), with the
majority of the area landscaped or treated with enhanced paving. Please
make the appropriate adjustments to all of the islands.
10. Please identify the curb return radii.
11. The fence around the dumpster needs to be 8' tall.
12. Show the fire lanes and related signage and striping details.
13. Please note the groundcover to be used.

1. Please show calculations that ensure there is sufficient surface area for
the on-site wastewater treatment spray heads as per TNRCC regulations.

2. Developer provides 30' rigid pipe for riser.
3. Developer responsible for providing easements to cover all primary
electrical lines and equipment.

All that certain lot, tract or parcel of land being 2.236 acres, situated in the ROBERT STEVENSON
LEAGUE, Abstract No. 54, Brazos County, Texas, and being all of those certain tracts as follows:
1) 2.116 acre tract as described in deed from the Estate of Edward Emmary Dopslauf, Deceased,
by Keith Dopslauf et al, of record in Volume 2079, Page 133; and, 2) 0.10 acre tract as described
in deed from Keith James Dopslauf to the Blue Dolphin Club, Inc., of record in Volume 3809, Page
83; both being Official Records of Brazos County, Texas, said 2.236 acre tract being more
particularly described by metes and bounds as follows:
BEGINNING at a 5/8" Iron Rod found for the most northerly corner, same being the occupied most
northerly corner of said Called 2.76 acre tract, said corner being N 56 ° 43 ` 22 " W a distance of
24.62 feet from a'/" Iron Rod found for the most easterly corner of the M. D Wheeler, Ltd. Called
10.01 acre tract as described in Volume 3007, Page 341;
THENCE S 45 ° 36 ' S3 " E, along the northeast line of said Called 2.76 acre tract at a distance of
303.99 feet passing a 5/8" Iron Rod found for the most easterly corner of said Called 2.76 acre
tract and the most northerly corner of said 0.10 acre tract and continuing for a total distance of
328.28 feet to a '/s" Iron Rod found for the most easterly corner, said corner being the most
easterly corner of said 0.10 acre tract and the most northerly corner of the Stephen Vaughn 0.86
acre tract as described in Volume 3815, Page 34;
THENCE S 47 ° 49' 52 " W, along the southeast line of said 0.10 acre tract and the northwest line
of said 0.86 acre tract a distance of 346.95 feet to a'/2° Iron Rod found in the northeast right-of-
way line of State Highway No. 6 Feeder Road for the most southerly corner, said corner being the
most westerly corner of said 0.10 acre tract and the most westerly corner of said 0.86 acre tract;
THENCE N 40 ° 22 ' S0 " W, along the northeast right-of-way line of said State highway 6 a
distance of 230.56 feet to a 5/8" Iron Rod found for the most westerly corner, said corner being
located in the northwest line of said Called 2.76 acre tract, the southeast line of said Called 10.01
acre tract and the southeast line of a certain Called 9.685 acre tract as described in Volume 145,
Page 569;
THENCE N 43 ° 49 ' 36 " E, along said northwest line of said 2.76 acre tract, the southeast line of
said Called 10.01 acre tract and the southeast line of said Called 9.685 acre tract a distance of
194.51 feet to a'/2" Iron Rod found at X-Tie for an interior corner, said corner being an interior
corner of said 2.76 acre tract and an exterior corner of said Called 10.01 acre tract and said Called
9.685 acre tract;
THENCE N 45 ° 37 ' 20 " W, along the northeast deed line of said Called 9.685 acre tract at a
distance of 140.48 feet passing a 5/8" Iron Rod set for reference and continuing for a total distance
of 161.20 feet to a point in the centerline of an old creekbed for an exterior corner, same being an
interior corner of said Called 9.685 acre tract;
THENCE with the southeast deed line of said Called 9.685 acre tract the following calls:
N 70 ° 37 ' 29 " E, a distance of 80.07 feet to a point in centerline of old creekbed; and,
N 84 ° 35' 42 " E, a distance of 77.26 feet to the PLACE OF BEGINNING AND
CONTAINING AN AREA OF 2.236 ACRES OF LAND MORE OR LESS, according to a survey
performed on June 7, 2000, under the supervision of H. Curtis Strong, Registered Professional
