The purpose of a predevelopment meeting i5 to meet the City Staff that will be involved
with your development and identify general issues that need further analysis. Along with
the discussion of these major issues, Staff will talk about the development process,
distribute necessary information and discuss what permits will be required for your
particular development. This meeting is in no way a complete review of your project.
Staff will perform a formal thorough review once the minimum requirements are
submitted for your particular development.

Project: Jefferson at Northgate
Dear Bridgette,
We have reviewed the issues noted in the staff comments, and have addressed each item. Please refer to
the re-submitted civil engineering and landscaping site plans, and the itemized list that follows:
(Civil Engineering Site Plan Issues)
1. Scale corrected.
2. There is currently no curb and gutter at the proposed cu •b ~ ut location onto Church Avenue. The
drawings represent the edge of asphalt as it currently exists, and how the proposed curb cut will tie into
the asphalt street edge. Both the existing condition and the proposed condition are designed to allow
for a future curb and gutter to tie in to the existing curb and gutter. No changes were made.
3. Ownership and zoning shown.
4. Existing and proposed easements noted.
5. Existing and proposed electrical noted.
6. There is no floodplain or floodway -noted on drawing.
7. Circled T's are man-holes -noted on drawing.
8. Setback shown.
9. Garage spaces dimensioned.
Parking space sizes were approved by Ted Mayo, assistant city engineer, please see attached letter.
10. Garage drive aisles dimensioned.
1 1. Handicap legend corrected.
12. ANSI note included on drawing.
13. Entry/ exit notes corrected.
14. Driveway throat lengths dimensioned.
