Project: TEXAS CENTROID RANCH -MASTER PRELIMINARY PLAT (00-158)
PLANNING
1. Designate the Woodland Hills Subdivision entrance.
2. Consider reducing Stoneridge Drive aisle width to 20' and tapering down
to minor collector width at Granite Hills intersection. This will reduce
potential two lane traffic.
3. All cul-de-sac names must end with "Court" (i.e. Caddo Ridge Drive =
Caddo Ridge Court)
4. Block 5, Lots 32-36: What street are they on?
5. Ruby Ridge Drive from Lakeway to Lot 45 should be a 60' ROW with 27'
street.
6. Note 2: take out "Ordinance No. 1638." We are currently revamping our
zoning ordinance.

ENGINEERING
1. The easement from Caddo Ridge Drive to the detention pond should at
least be a P.U.E. You are proposing it to be a drainage easement. How is
this going to function as a drainage easement? A drainage easement
allows overland flow from one point to another. In many cases a drainage
easement is provided for excess flow when the storm sewer is full. Is it
proposed that a "swale" will carry flow through this entire area?
2. It appears that an easement is needed at the north end of Ruby Ridge
Drive to Caddo Ridge Drive.
3. Does the water line along Ruby Ridge Drive extend to include Lot 45, or
will this be done by a simple tap?

1. Developer responsible for installing conduit per city spec. and design.
2. Developer responsible for providing and installing street lights per city
spec. and design
3. Developer responsible for providing easements to cover all primary
electrical lines and equipment.
4. Developer responsible for providing 5' easements to cover streetlight light
services as needed

LAND MANAGEMENT
1. Rename Stoneridge (street and subdivision), name too close to
Stonebridge in Woodcreek.
2. Lots 19 to 32, Block 6 of Caddo Ridge will need to be named as Caddo
Ridge Court.
3. Lots 6 to 17, Block 5 of Ruby Ridge will need to be named as Ruby Ridge
Court.
4. Remove Garnet Hills Drive and rename entire street to May Stone Court.
