We have reviewed the impact of an additional Q,oo = 1.6 CFS on the existing drainage facilities at
Cypress Grove Middle School on Graham Road, due to the installation of four (4) 24' x 64' temporary
classrooms.
The impact is non-computable in terms of downstream water surface elevations. We, therefore
"Certify"~
The additional Qloo of 1.6 CFS will have no impact on-site to the existing drainage
facilities and no downstream impact will occur due to the 1.6 CFS increase in flow
generated by the installation of the temporary classrooms.

Site Plan Application Revision
Dear Ms. George:
In September 2000 we applied for and received Site Plan approval to place two
temporary classroom buildings adjacent to the South wall of the Cypress Grove
Intermediate School. Recently the demands for a temporary classroom building have
changed within the district and we need to locate one of the two buildings at Rock
Prairie Elementary School. For this reason we are forwarding a revised Site Plan
Application and ten sets of the site plan CG-TB-1 revision 2 noting the change from two
buildings to one building. Please review this change and advise if accepted or if it
requires additional information.
If we require additional temporary classrooms at Cypress Grove we will locate it in the
positions shown to be future and will submit an application for site plan at that time.
Municipal Development Group has been engaged to prepare the site pplan for the two
classroom building to be located at Rock Prairie Elementary School. Mr. Metcalf is the
engineer handling the preparation of the site plan and application. They will be in
contact with you regarding this application.

Cypress Grove Intermediate School
Temporary Classroom Buildings
Letter No. 2971
Due to the change in district attendance lines and population growth, we have determined the need
for additional classrooms for the school year 2000-2001 at Cypress Grove Intermediate School. To
satisfy this need, we plan to relocate the two classroom buildings from College Station Middle
School, 900 Rock Prairie Road, to Cypress Grove Intermediate School, 900 Graham Road in
College Station, Texas. The location of these two buildings and two future temporary buildings is
shown on the enclosed site plan CG-TB-1.
The installation of these temporary buildings is expected to be necessary until new permanent
classroom buildings are constructed on the spaces shown as future. This should occur within the
next four to five years.
The enclosed site plan describes the buildings and installation. All utilities and services will be
supplied from the adjacent existing permanent school building. No new services are required.
Cheatham and Associates will forward a letter verifying that the installation of these buildings will
not adversely affect the designed storm water discharge from the facilities provided with the
construction of this school.
We request a condition use permit for the installation of these buildings. Please call me if there are
any questions, need of additional information or hearings required.

Thank you for forwarding the up-dated application forms. We apologize for not checking
with you prior to submitting our application.
We do not have the capability to produce the 2~4" x 36"drawing required. To complete the
application as required by the forms and check list, we are engaging the services of
Cheatham and Associates to prepare the 24" x 36" drawing complying with the check list.
We will also have them complete the supplemental development permit information.
The engineer will require two to three weeks tc> prepare the plan and cornpiete the forms
required. We will re-apply immediately upon receipt of their drawings and completion of
forms.
if fees are now applicable, please advise us so we may include them with the corrected
application, We desire to comply with all requirements of the City of College Station.

Following is our response to your request for additional information regarding the site plan for the
temporary buildings at Cypress Grove Intermediate School:
1. Request -Show the location of the utility easement that runs between the school and the
temporary buildings.
Response -There is not utility easement granted or required between the South face of the
school building and the temporary buildings.
2. Request -The landscape plan for Cypress Grove Intermediate School shows 26 Chinese
pistac~a trees in the same general area as the temporary buildings; will these trees be
removed? If the trees are removed, or if the Tempporary buildings encroach into the trees' drip-
line area, their landscape point total will need to be added elsewhere on site.
Response -Four trees will be relocated to provide un-restricted space for the first two
temporary buildings. The location of the relocated trees is shown on the revised site plan
forwarded to you via our letter 2990 dated September 1, 2000. We did not prepare a revised
site plan to reflect the location of the relocated trees. The area shown is an open space where
no trees exist and would be beneficially acceptable for school purposes. An alternate location
of your choice will be welcomed provided it allows the site to remain serviceable for school
needs. Your request indicated that two revised landscaping plans are required. Please confirm
this requirement and if so we will arrange for a revised plan reflecting definitive location of each
tree. If a tree does not live thru relocation a new tree will be planted to replace the dead tree or
trees.
3. Request -The site plans and information submitted were only reviewed in regards to the
proposed Changes.
Response - We understand that the City of College Station can only review and comment on
the proposed changes requested. All we are requesting at this time is the city requirements
and concurrence to relocate two temporary classroom building. If at a later time we require any
of the future temporary or permanent spaces we will request your review of the same.
We are including ten (10) sets of the drawing forwarded to you with our letter 2990 Sepptember 1, 2000
but with bubbles indicating the changes and clarifications incorporated in that issue. We realize this
may constitute a completely new review.
