Show fire sprinkler connection that is accessible from the front drive and located on dorm/office portion of building. 2. Please provide the name, address, and telephone number of the developer/owner on the site plan. 3. Please add the date of submittal to the site plan. 4. Please show the current zoning of the subject parcel and all abutting parcels. 5. Will only the demolition be phased? 6. Because the City is recording development data digitally, the north arrow must point to the top of the page on all sheets included in the site plan. Please make this correction on sheet C1.0. 7. On the site plan, please show the gross square footage of all buildings and the proposed use of each. 8. Please show the building setback lines on the site plan. 9. Please show the landscape reserve line. 10. NOTE: As part of the Condition Use Permit, the Planning and Zoning Commission will review the number of parking spaces. You will have to defend the number proposed. 11. For each curb cut, please show existing curb cuts on the same and opposite sides of the street and the separation distance between the project's driveways and opposite and adjacent driveways. This includes the distance to Harvey Mitchell Parkway and the first curb cuts to the south of the project. 12. Please clearly designate what type of easements will exist. 13. Please show the water line(s) that go to and through the property. 14. Please show the required point calculations on the landscape plan. 15. As Rio Grande is a major collector and Harvey Mitchell a major arterial, both of these frontages will require streetscaping. 16. Please show the calculations for the number of street trees required and proposed. 17. For each proposed new planting, please show the points earned. 18. Some of the A/C units and the propane tank will need to be screened from the Harvey Mitchell ROW. 19. Please include a note on the landscaping plan that irrigation will be approved before C.O. DOC Page 2 of 2 Drainage Report -Addition to Fire Station #2 Introduction The proposed project is located on FM 2818 (Harvey Mitchell Parkway) at its intersection with Rio Grande Drive. The project consists of additions and modifications to an existing building and site fora 1.7-acre tract. No portion of the project lies within the current boundaries of the regulatory 100-year Floodplain for the City of College Station. The project lies within the Bee Creek Tributary "B" drainage basin. Existing Drainage Patterns The site is developed at this time. Existing land cover consists of buildings, landscaped areas, and parking areas. The site is at a ridge of the drainage basin, therefore off-site flows are effectively none. The site discharges stormwater flows from the building and parking areas to the northwest via a concrete flume into a roadside ditch along FM 2818 (Harvey Mitchell Parkway). The remaining portions of the site discharge overland sheet flows to the southwest to a drainage Swale located off the property. Sheet C 10 of the project plans depicts the existing site and topography. Proposed Drainage Patterns The proposed grading and drainage improvements are depicted on Sheet C 13. The improvements will add approximately 5500 SF of impervious area. The proposed building finish floor will be raised 1'-4" above the existing building finish floor. The drainage patterns and outfall locations will remain virtually the same. The drive into the equipment bays will be sloped to drain away from the building into Rio Grande Drive, which has capacity to handle the minor increase in flow this represents. For the total site, the numerical discharges calculated from the increase in impervious area is less than 1 CFS for rainfall rates up to the 100-year storm. Within the realm of engineering hydrology, this is effectively no increase in discharge. Conclusions The proposed construction will result in no increase in stormwater discharges from the site. Accordingly, the proposed project meets the drainage requirements of the City of College Station.
