The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: Three (3) complete sets of building construction documents for the proposed development with the revised site and landscaping plans attached. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. I have left messages two times for Molly Hitchcock or Jennifer Flanery to discuss the comment but neither has ever returned the calls. The flare was used to give more room for turning especially large vehicles like trash trucks, and it is easier to form and work with expansion and control joints. The zoning ordinance shows a straight flare detail for drive cuts so why can't they be used on private drives and parking? We prefer to stay with the straight flare. Also, please find attached a letter from the City of College Station approving runoff capacity for the proposed site as requested by engineering. Your Project, as defined ui the Ashford Square report, is Lot Two (2) and Three (3), Block One (1) of the DARTMOUTH ADDITION SUBDIVISON. You are now authorized to utilize the Ashford Square detention pond and no permits, approvals or certificates of occupancy from the City will be withheld for your Project on the basis of insufficient detention pond capacity for your Project. Further requirements related to the detention pond or downstream drainage improvements (Swoboda Property) are the responsibility of the developer of the Ashford Square Project. The City will not request payment or performance from you. The City has accepted the detention po~~.d and drainage improvements as a public dedication and will maintain the same at no cost to you.
