Project: HAVEN, THE (SP)-SITE PLAN (0-147)
PLANNING
1. Fire lanes must begin at a public street and end at a public street. Please
show the rest of this fire lane information. As it is shown, the project does not
have adequate fire protection, but suggestions from Fire can not be made
until they know current lane locations.
2. Please include the hydrant location on the same page as the fire lanes.
3. Show fire lane details.
4. Please show zoning of all abutting parcels.
5. Please clearly designate which easements are existing.
6. Parking spaces next to Building #1 need to be at least 18'.
7. Please show handicap parking and ramp details and note that they will meet
ANSII standards.
8. Dartmouth is a minor arterial shown on the Sidewalk Master Plan. A sidewalk
is required for the length of the project's Dartmouth frontage. Please show
either an existing or proposed sidewalk.
9. Dumpsters are required to be on a 12' X 12' (minimum) pad and surrounded
by an 8' screening fence.
10. Please show electrical lines within and adjacent to the site.
11. Except where there are curb leave outs for ramps, please show that the
sidewalks separating the building from the parking areas will be curbed.
12. Since cars turn on curves and not by angular movements, curbs should be
rounded out and their radii shown.
13. Please show a pavement detail.
14. The Zoning Ordinance requires live oaks to be separated from other live oaks
by at least 35'.

15. Please show the scientific name for the hollies.
16. Transformers, A/C units, etc. need to be included on the landscape plan and
shown that they will be screened.
17. Show the irrigation plan and note that it will be approved before C.O.

1. Need to locate 4x8 pull box on Dartmouth and show it on plans.
2. Developer responsible for installing conduit per city spec and design.
3. Developer responsible for pouring transformer pad per city spec and design.
4. Developer is responsible for providing public utility easements to cover all
primary electric lines & equipment.

1.: Since fire trucks can make the circle around the island, please remove the
fire lane that is drawn to the south of Building #2 (this is at the Fire
Marshal's request). Also, please reduce the size of the turn-around at the
end of this drive to 4' wide. Spaces that are larger than 4' may
inadvertently become parking spaces, which would undermine the
purpose of the space.
~+2. Although I know your intention with the note regarding ANSII standards,
the note is pointing to specific items. Please add a note to the site plan
that all handicap parking spaces and ramps will meet ANSII standards.
~ 3. Please clarify that the fence around the dumpster will be 8' in height.

ENGINEERING
1. This project is currently in the Site Plan stage. This review covers only
the Site Plan related issues only. It is considered that sheets 1 thru 4 are
Site Plan related and have been reviewed.
2. The City allows the accumulation of stormwater in parking lots to a
maximum depth of 8". Please provide calculations to demonstrate that
this maximum is not exceeded.
3. How is the site going to direct stormwater from around Building #1 to the
detention pond and/or keep stormwater from inundating properties to the
southeast.
4. This comment is for your information and is not site plan related. For City
purposes, in order to determine the water flow rates using fixture units:
• determine all fixtures that will require domestic water service,
• determine fixture units per fixture,
• sum the total fixture units for the project, this represents the average
daily "flow",
• multiply by 1.5; this is the adjusted daily "flow",
• multiply by 3 to obtain peak "flow".
A demand of 500 fixture units is approximately 125 GPM. Your design states
a maximum of 480 fixture units and 45 GPM. Please refigure. The sewer
flows can be based on the water calculations.

ENGINEERING
1. I have spoken with Garrett Engineering to provide extra calculations contrasting
post-development conditions versus pre-development conditions. (10/31/00)
2. Sheet 3 denotes utilities and a sewer tie-in with City infrastructure. This sheet
needs to be stamped by a registered professional engineer of Texas. Also, it
appears this tie-in will need to be adrop-manhole. Please include in your plans
the appropriate City detail and a plan and profile of this connection.
