Item: Consideration of a Final Plat of 4.220 acres, Alexandria Phase 3-B, located north
and adjacent to Alexandria Phase 3-A. (0-144)
Applicant: Michael McClure, P.E. for Edward Froehling
Item Summary: This phase proposes 18 single-family lots for a density of
approximately 4.25 dwelling units per acre.
Comprehensive Plan Consideration: The land use plan shows this area as medium
density single-family residential, which is associated with a density of 3-6 dwelling units
per acre. This phase is in compliance with the land use plan. Parkland dedication for this
phase has already been credited to the developer for previous dedications in Shenandoah
Phases 6-10. As per the preliminary plat, an additional 16 acres along Lick Creek will be
dedicated with later phases. No other comprehensive planning issues in this area was
identified with this phase.
Item Background: Council approved a preliminary plat for this property on January 14,
1999. This final plat is in compliance with the approved preliminary plat.
Staff Recommendations: Staff recommends approval of the final plat.
Commission Action Options: The Commission has final authority over the final plat.
The options regarding the final plat are approval as submitted or denial. Defer action or
table only at applicant's request.

INFRASTRUCTURE AND FACILITIES
Water: Water is provided by an 12 inch water line along Alexandria Avenue.
New infrastructure will be extended within this subdivision to serve the
residential development.
Sewer: Sewer will be provided by the extension of a 6 inch line from the
adjacent phase.
Streets: Mullins Court will be constructed as a residential street.
Off-site Easements: Not required.
Drainage: A drainage plan for the entire subdivision has been previously
submitted and approved by Staff. This phase meets the drainage plan.
Flood Plain: None in this phase.
Oversize request: None requested.
Impact Fees: None required.
NOTIFICATION:
Notification is not required for final platting.
