All proposals involving site development or redevelopment in the Northgate District shall require a
review by a review subcommittee of the Northgate Revitalization Board (NRB).
Zoning District: NG-1
Location: 601 University Drive
Item Summary: Remove existing awnings (with signage) and replace.
Item Background: The proposed awnings for Subway are almost the same as the old, but the old
awnings were never reviewed by the NRB. Subway was in existence and therefore "grandfathered"
when the Northgate zoning districts were created. The proposal to make changes to the exterior of
the building gives the NRB the opportunity to discuss and require sign changes deemed necessary.

SUBJECT: Subway - a request to remove the existing awning located 601 University Drive
in Northgate and replacing it with a new awning. (Case file no. 00-141)
The NRB Review Subcommittee held a meeting on Wednesday, August 2, 2000 to review the
above-mentioned item. The NRB discussed the awning and what specifications are required for
the new awning. The NRB voiced concern with the font size of the proposed sign. They did not
want the Subway awning's letters to be bigger than the existing adjacent awning's letters. Cole
did not know the size of the letters so no dimensions were given.
Commissioner Happ motioned to approve the new awning as proposed in the photographs and to
keep the letters the same size as on the existing awning. Commissioner Happ also stated that the
sign should be of the same height and not above the roof lines. The motion was seconded by
Commissioner Harris and passed 6-0.
