Dear Sir,
On Tuesday, September 19, 2000, the Brazos County Commissioners Court discussed
and approved the subject plat with exception to the following requirements:
1. Along north lot line of Lot 17, add "AND DRAINAGE EASEMENT"
notation to 10 ft Public Utility Easement on amending plat.
2. Along existing Deer Park Drive, show existing right of way to be 55 ft
and move north right of way line to current location to reflect the
additional 15 ft right of way dedication per the recorded plat of
Nantucket Cove Subdivision.

SUBJECT: Final Plat for Deer Park Subdivision
Item: Consideration of a final plat for Deer Park Subdivision, consisting of 3 lots
totaling 21.7 acres in the ETJ that abuts the Nantucket residential development
and Deer Park Drive. (0-140)
Applicant: Garrett Engineering
Item Summary: The subject property is located in the City's ETJ, with a portion
of the property abutting the southern boundary of the Nantucket Cove residential
development. The property is located at the end of Deer Park Drive, a county
road. The plat is subject to Planning and Zoning Commission review because of
the number of lots involved, dedication of utility easements, and right-of-way
dedication along Deer Park Drive. On September 19, the Brazos County
Commissioner's Court approved the final plat for the Deer Park Subdivision.
If the Commission finds that the final plat complies with all applicable codes, then
the plat should be approved according to state statue requirements. Staff
reviewed the plat and recommends approval of the plat as submitted.
Comprehensive Plan Considerations: The subject property is not in an area
that has been proposed for any major thoroughfares at this time as shown on the
Thoroughfare Plan. The plat has been found to comply with the City's
Comprehensive Plan.
