HomeMy WebLinkAboutStaff ReviewSTAFF REVIEW COMMENTS No. 2 Project: DEER PARK SUBDIVISION-FINAL PLAT (0-140) Changes were made to the final plat that were not requested by the City and were not explained with your recent submittal. These changes have resulted in additional comments that need to be addressed prior fo the Planning and Zoning Commission meeting. Once the revised final plat is submitted and reviewed by staff, you will be scheduled for the next available Planning and Zoning Commission meeting. PLANNING 1. The lots need to be re-numbered, either keep the lot numbering used in the first submittal or change Lot 18-A to Lot 18 and Lot 18-B to Lot 17-B. 2. The Planning & Zoning Commission, not the City Planner, will decide upon the amending plat, therefore replace the City Planner signature line with the Planning & Zoning Chairman's signature line. 3. The subdivision is located in the City of College Station's ETJ, thus the plat does not adhere to the City's zoning ordinance. Change General Note #6 to: "...in accordance with the current Brazos County requirements." 4. Has the County approved the proposed ROW configuration for Deer Park Drive? The ROW frontage configuration along Lot 18-A looks questionable. 5. Please provide documentation that changes made to the plat have met Brazos County approval. Reviewed by Shauna A. Are all 3 lots (lot 17,18-A, 18-B) involved in the amending plat, or just Lot 18? Please remove lot 17 if it unaffected. If the 10' Public Utility Easement along Lot 17 and 18-A is an addition for this plat, lot 17 will need to be shown. 3. Please increase the scale and/or font size. Most of the lettering on this plat is too small to read; lettering shall be large enough #o be legible after reduction and recording (Brazos County Subdivision and Development Regulations, Art. IV, Para. C, Line 5). 2. Show existing 20' drainage and utility easement along north lot line of Lot 17. 3. There is not enough road frontage for Lot 17; road frontage shall be 70' minimum {Art. V, Para. C, Line 4). 4. Show existing 40' right of way of Deer Park Drive. 5. Clarify line work showing 15' dedication of right of way in front of Lot 18-B. 6. Show new 16' utility easement in front of all lots. 7. Show new 25' building set back line in front of all lots. 8. Note to the Developer (do not add this note to the plat): There is an existing 20' drainage and utility easement along the south side of Deer Park Drive; 15' of this easement is required to be dedicated to Brazos County as right of way improvement (Art. V, Para. C, Line 6), then an additional new 16' utility easement will be dedicated along the south side of the new 15' right of way dedication. if there are any existing utilities within said new right of way dedication, they shall be relocated to new 16' utility easement at the Developer's expense.
