Project: COCS WATER TOWER {CUP)-CONDITIONAL USE PERMIT (0-133)
PLANNING
1. Title block needs to show the site area.
2. Scale should be a standard engineering scale.
3. Show ownership and zoning of parcel and all abutting tracts. Clearly
show property lines and site boundary line with dimensions.
4. Label adjacent streets and note R.O.W.
5. How is access being provided to the site? Is there a dedicated access
easement to the drive location shown? If so, show it.
6. What is the material of the drive? Provide paving details. Are you
requesting a variance to curbing requirements? Provide dimensions for
the paved area.
7. Are there existing sidewalks on either side of Park Place or Holleman?
8. Provide a note on the plan indicating the status of floodplain on the site.
Reference the FEMA map used.
9. What are the sizes of the utilities shown adjacent to the site? Is there
sewer service to this site? (Extension of sewer service is not required for
this site plan. However, since the intent is to plat this as a separate lot
sewer service will need to either exist, be provided to the lot, or a
variance will need to be requested at the time of platting.) How is
electricity provided to the site? Transformer location?
10. Show and label the setback lines.
11. Label the landscape reserve line.
12. Is there an existing fence between this property and Viking Apartments? Is
any new permanent fencing proposed?
13. Provide landscaping legend which shows the landscaping and streetscaping
calculations and how the existing vegetation meets those requirements.
14. Provide detail of the proposed landscape barricade.

1. Show onsite water lines, valve boxes, etc.
2. Show any onsite conduit.
3. This property does not have sewer at this time. Will this be a variance
item?
4. Please use a standard scale; i.e. 1" = 30'.

5. What type of drive material is proposed? Please label.
6. Will the tower (pillar) be on a concrete pad? Diameter? Finished
elevation?
7. Please label contour lines.
8. Is there to be any fence on this property?

1. Developer responsible for installing one 3" schedule 40 conduit per city
spec and design.
