Project: Heat Transfer Research Inc. -Site Plan (00-123)
The revised landscaping plan has some significant changes from the approved
landscaping plan. It is short 5 trees and relocates 42 shrubs, though it does also add
47 new shrubs.
PLANNING
1. The 47 new shrubs were placed in landscaping beds adjacent to the building, and
while all of these should be counted toward the overall landscaping on the site, their
placement cannot be considered when evaluating the 42 relocated shrubs, which
were planned to serve a different purpose. Staff does not have a problem with
landscaping planted above and beyond the approved plan, so long as it does not
interfere with visibility triangles or hamper something else required on the site.
2. Forty-one of the originally approved shrubs were moved from locations intended to
provide parking and drive aisle screening to the landscaping beds adjacent to the
building. While their placement may improve the aesthetics of the building, this
change puts the site plan out of compliance with an ordinance requirement. The
screening method originally approved with the site plan was through landscaping.
The existing plants do not meet this requirement. Additional landscaping will need
to be installed in these areas.
3. FYI - In this same vein, staff is concerned after visiting the site that the existing
landscaping, which is intended to provide screening, will not do so after one growing
season as required. The placement and size of the shrubs is of concern. However,
this issue may be addressed next year by code enforcement if there is still an issue.
Business Center Board
4. Removal of the two trees along the frontage will cause the plan to no longer meet
streetscaping requirements. The previously approved plan just met the minimums
for streetscaping. Staff has no objection to the two trees being relocated within the
L.A.U.E., with Board approval.
5. Removal of the trees in the island at the back of the property does not affect the
required landscaping or streetscaping. They were, however, considered by the
Board when approving the aesthetics of that area. The Board will need to decide if
new trees or other landscaping need to be located in that island to replace the
removed trees.

7. We look for the location of the FDC at the site planning stage, so that we
can assure that the fire department will have a clear shot to run the hose from
the firetruck on the nearest firelane to the FDC. Please provide some
indication of its location.
9. What is the material of the doors? Are they galvanized as well?
10. Sewer demand needs to be in gallons per day not fixture units.
NEW COMMENTS -LANDSCAPE PLAN RELATED:
1. The Business Center Advisory Board approved the landscape plan as
submitted with the following additions: brick pavers across driveway
entrances and colored concrete sidewalk ramps (matching color throughout
Business Center).

Sign Review
1. Meets City of College Station Zoning Ordinance sign regulations.
Business Center Covenants and Restrictions
1. Please submit the actual wording, as it will be displayed on the sign, with
the Business Center Logo.
2. Please be aware that the Business Center Covenants and Restrictions
require signs be double faced. It is our understanding that the location of
your sign is to help screen utility equipment. You may be able to submit
this to the Business Center Advisory Board for a variance on this
restriction.
3. It is the applicant's responsibility to insure the sign will not interfere with
any utilities in the easement.
4. Attached is a copy of the City of College Station Business Center Logo.
