HomeMy WebLinkAboutStaff ReviewSTAFF REVIEW COMMENTS No. 1 Project:: JEFFERSON COMMONS (SP) (0-92) *STOP REVIEW* The parking needs to be substantially reconfigured. A full review was not conducted. The following are some precursory comments. 1. Section 9.2 Paragraph 7, Interior Islands: "For every fifteen (15) interior parking spaces, 180 square feet of landscaping must be provided somewhere in the interior rows of the parking lot. Interior island areas may be grouped and configured as desired provided that circulation aisles remain clear. Interior islands may have sidewalks through them." :• The proposed site has 710 interior parking islands which calculates to a minimum requirement of 8,520 square feet of interior islands. The present configuration, however only shows 2,400 square feet of such interior islands. Only end island areas that exceed the minimum required may be counted toward the interior parking island requirement. 2. Curb detail - #4 bars are required. 3. Give rear and side setbacks for all property boundaries. 4. The site plan shows an outer line following the curb. What is this line? 5. Show 24 foot Landscape Reserve line on the site plan. 6. Dimension Control Plan -Sheet 4 - of Construction documents will be considered park of the site plan. 7. Give tandem parking detail. The fifteen tandem spaces will be counted as single off-street parking; no credit will be given for double parking. 8. For the proposed curb cut on Krenek Tap, provide separation distances of opposite and adjacent curb cuts. 9. Give throat lengths for proposed driveways. 10. Staff prefers the previous entry/exit design of Dartmouth Drive access, or that the parking on entry aisle be removed. 11. Provide a detail of the Krenek Tap exit gate. 12. For fire protection, the Dartmouth exit gate needs to be an entry as well. **Engineering review is not yet complete. These comments are provided for your benefit to allow you to address issues before you resubmit. These comments do not reflect all the concerns or conflicts with this submittal, rather they are issues caught by a brief perusal of the submitted plans. 1. Provide Q vs. elevation curve and storage/ routing table for Pond Bin drainage report. 2. Include the 5, 10, 25 and 50 year storms for pond design, as per the City Drainage Policy and Design Standards (DPDS). 3. Include offsite, upstream drainage areas in drainage calculations. 4. Line 4 stormsewer should drain to a junction box in 30" RCP, as per DSDP. 5. The proposed outlet for Pond B should discharge in the downstream direction to allow a smoother transition of converging flows. The outlet may need to be moved to the northeast to provide for this ell. 6. Minimum depth for public water lines is 4'. 7. Fire lines should be in public utility easements up to building or to backflow preventer, whichever is first. 8. Provide profile sheet for sewer lines, including any conflicts with other utilities.
