City of College Station Development Services 1101 Texas Avenue South College Station, Texas 77840 Attn: Shauna Anderson Dear Shauna, We have submitted a parking lot plan for Mr. Ted Whitmer, the owner of Putt- Putt Golf and Games on Valley View Drive in College Station. Mr. Whitmer has recently purchased the business and intends to make several improvements. While looking at these improvements it became apparent that we will need to have the Planning & Zoning Commission determine the parking requirement for these changes. In November 1992, the Planning & Zoning Commission established the current parking requirement with the addition of the existing batting cages and bumper boats. At that time, the P&Z determined that the parking requirement for the mixed use on the site would be 70 spaces. The improvements that Mr. Whitmer is contemplating consists of: 1. Removal of the bumper boats and associated pool (8 bumper boats), 2. Addition of 3 indoor batting cages and a 1050 sgft assembly area. All are contained within a 60'x70' building. This will be located in place of the bumper boat pool, and 3. Addition of a covered outdoor batting cage on the east side of the existing outdoor batting cages making a total of 7 outdoor batting cages. The reasons for the changes are to: • Remove the liability associated with the bumper boat pool, • Add indoor batting cages which can be used during inclement weather, • Add a covered outdoor batting cage which will be used for live pitching batting instruction, and • Add an assembly area to be used for birthday parties and other party functions. The current facilities often go unused during inclement weather. The addition of indoor batting cages will allow for some income during these times. We don't expect that the indoor cages will be used during nice weather unless all other cages are full. The new outdoor batting cage will allow for live pitch instruction. The batting cages are often used for baseball team practices. These teams often desire live pitch instruction and the current facilities do not allow for this to occur on-site. The teams usually arrive in vans or some other fiorm of carpool. The assembly area will provide a much nicer location for birthday parties. Currently these events aze held in the game room (video arcade) azea of the existing building. The arcade area is crowded and not conducive to a mix of party guests and other customers. The new assembly azea will allow for a more "private" party and separation between guests and other customers. With these additions and the deletion of the bumper a need for additional parking.
