Item: Consideration of a Preliminary Plat of approximately 15.162 acres for the
Jefferson Commons at College Station Subdivision located at 819-903 Krenek Tap Road.

Applicant: Kling Engineering for JPI Student Housing
Item Summary: The subject tract is currently unplatted. A plat is now being submitted
for future development of an apartment complex. The property is shown on the Land Use
Plan as Single Family Residential -Medium Density, however, the tract was recently
rezoned to R-5, Apartment Medium Density on March 9, 2000 based on higher density
residential development patterns in the area. The proposed lot meets the zoning
requirements.
The parkland dedication requirement will be accomplished through fees in lieu of land
dedication/development. The fee will be calculated based on the number of dwelling
units proposed.

Item Background: The subject tract and the surrounding area was annexed into the
City in 1971. The subject property has remained undeveloped and in its present
configuration since the time of annexation.
Staff Recommendations: Staff recommends approval of the preliminary plat.
Commission Action Options: The Commission has final authority over the preliminary
plat. The options regarding the preliminary plat are approval as submitted or denial.
Defer action or table only at applicant's request.

INFRASTRUCTURE AND FACILITIES
Water: An 8" water line currently exists along Krenek Tap Road. The plat
also shows the extension of the 12" line that is parallel to the upcoming
Dartmouth Drive extension.
Sewer: Adequate sewer is available to the subject property via a 12" line that
currently exists along Krenek Tap Road.
Streets: A 10' Public Utility Easement has been dedicated along Dartmouth.
Off-site Easements: Not required.
Drainage: The site will be required to meet the Drainage Ordinance at the site
plan stage.
Flood Plain: None.
Oversize request: No oversize participation is anticipated.
Impact Fees: None
