(0-65) Applicant: Urban Design Group Item Summary: The replat is a consolidation plat that will delete existing interior lot lines and will dedicate easements for public lines that are proposed to be relocated and added to the property. It is our understanding the platting process is independent of the construction, and that no delays would be caused in obtaining slab or site utility permits due to re-scheduling of the plat consideration. (0-65) Applicant: URBAN DESIGN GROUP Item Summary: The subject property is located in the Historical Northgate Zoning District (NG -1) and is designated for redevelopment on the Land Use Plan. Currently, the subject property is divided into 8 lots on Block 6-7 of the W.C. Boyett Estate Subdivision. The owner of this 3.216 acre tract plans to use the land for a private, 5 -story dormitory. The vacating plat removes all property lines between lots on Block 6-7 of the W.C. Boyett Estate Subdivision, the location of the former A&M Presebyterian Church. The new plat shows the subject property as a single lot on which the dormitory will be built. Because the vacating plat involves more than four lots fronting on a street, approval from the Planning and Zoning Commission is required. Since the vacating plat and the plat were submitted at the same time, it is asked that the Commission consider both items. A fee will be paid in lieu of parkland dedication. The amount assessed will be $345 per unit. The property has frontage on Church Street, a minor arterial on the thoroughfare plan. Because of planned improvements along Church Street by the City, public and private improvements such as water line and sewer upgrades, sidewalks, and fire hydrant placement will be made by the City. Second Street, on which the subject property has frontage, is the future location of the exit ramp for the City of College Station parking garage. It is also the location of the proposed Second Street Pedestrian Mall—so part of the street will be closed to through traffic, and the other part will be closed to all but service traffic. The property will have ? ft. of frontage along Boyett, including three curb cuts.
