There is a need for additional single family residential homes in this area. The rezoning of this property will fit in well with the existing and xroposed land uses in the area. 2.) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not, explain why the Plan is incorrect. The proposed rezonin area is shown in the Plan to be S.F. Residential Low Density (1/3 to 2 DU/AC). This rezoning will change the land use to the desired land use shown in the comprehensive plan except __ that the density will be approximately 3 to 4 DU/AC. The proposed zoning classification R1B, requires the largest minimum lot size for single family residential zoning which will result in a lower dwelling unit density. 3.) List any other reasons to support this zone change. We would be of the opinion that the adjoining homeowners in the Pebble Creek Subdivision would prefer to have single family residential development adjoining them instead of commercial development which is the current zoning (C-1) of the property.
