Item: Consideration of a Preliminary Plat of approximately 2.48 acres for the
Ramsey Twins Subdivision located west of the intersection of Harvey Mitchell
Parkway and Welsh Avenue. (0-58)

Item Summary: The purpose of this plat is to subdivide the existing tract into 2
lots. The property is shown on the Land Use Plan as Office Use and is zoned
M-1, Planned Industrial. This zoning classification currently allows for office
use, as well as, research and development, recycling facilities and fighter
manufacturing uses. The two proposed lots meet the zoning requirements. Joint
access is proposed to reduce the number of curb cuts onto Harvey Mitchell
Parkway, which is a major arterial.
Item Background: This tract has been in its present config uration prior to the
adoption of the city's subdivision regulations in 1970. The proposed Lot 1 has
an existing commercial building that formerly housed Texa s Digital Systems. A
Conditional Use Permit was granted by the Commission in February of this year
to Inner Wisdom Counseling Center to use the building.
Staff Recommendations: Staff recommends approval of the preliminary plat.
Commission Action Options: The Commission has final authority over the
preliminary plat. The options regarding the preliminary plat are approval as
submitted or denial. Defer action or table only at applicant's request.

INFRASTRUCTURE AND FACILITIES
Water: A 24-inch water line runs along the entire frontage of the
property and will provide adequate water service to both lots.
Sewer: Sewer is currently available to both lots. With the final plat
sewer will be extended through Lot 1, to serve the property to the west
of the subject tract.
Streets: Both lots have frontage on Harvey Mitchell Parkway. However,
access to both lots will be through one joint access easement to meet
the Driveway Access Ordinance.
Off-site Easements: N/A
Drainage: Will be addressed at time of site plan.
Flood Plain: Approximately .13 acre of floodplain exists on the
southern portion of Lot 1.
Oversize request: At final platting an oversize participation request is
anticipated for the sewer line that will cross Lot 1.
Impact Fees: N/A
