Dear Ms. Jimmerson:
We have received the staff review comments and provide herewith responses to the comments. They are
numbered the same as your comment numbers:
Comment 1: Provide deeds or other documentation to verify that the property was in this configuration
prior to 1970 and is not part of a larger parent tract that would need to be included in the
preliminary plat.
Response 1: This parcel was divided out of the Jolly Jones 195.52 acre tract by deed executed September
16, 1969 and filed for record October 8, 1969. The deed is recorded in VOLUME 281
PAGE 669 and is included.
Comment 2: Provide sewer service through Lot 1 to the property on the west side of the subject tract.
Response 2: We originally considered the parcel to the west as being the same as the parcel to the south,
since they are both owned by Edsel Jones under the same deed citation. That being the case,
we felt that the extension was not required in this circumstance since the Edsel Jones tract
already has sewer service. However, at your request, we have added an 8" sewer line.
Comment 3: Are there any other existing structures on the property?
Response 3: The ordinance requires that we depict existing structures on the property. There are no
structures on the property other than those depicted.
Comment 4: Where is the property line between Tract E to the east of the subject property and the First
Baptist Church property?

Response 4: Tract E abuts the entire east and southeast side of the Ramsey tract. First Baptist Church
owns all of Tract E as depicted on the submitted preliminary plat. The property line for
Tract E as depicted on the plat. Refer to the vicinity map for the parcel depiction.
Comment 5: Several of the surrounding properties are not identified as platted or not platted.
Response 5: This tract abuts Tract E, Southwood Valley, Section 30, and the Edsel Jones tract referred to
in VOLUME 3003 PAGE 259. It is close to Tract F, Southwood Valley, Section 30. Each
of the subdivision tracts is shown by tract number and the subdivision name is depicted as
well. The western portion of the Edsel Jones tract has the note "not platted" and a parcel
hook into the other tract, which is a common method to "carry" notes. The subdivision
name and the "not platted" status of the Jones tract are repeated in the vicinity map. To
make the status clearer, we have added a second "not platted" note on the Jones tract.
What additional information to denote the platting status of the adjoining properties is
required?
Comment 6: Building setbacks do not need to be shown on plats.
Response 6: We will remove the building line depictions.
