Dear Bridgette,
The developer has requested that instead of having the two centralized dumpster sites to
allow each unit curb side trash pick up. Currently, the patio homes will have curb side pick up
and the request is for the duplex and triplex units. Your prompt response on this issue is
appreciated.

Planning:
1. A replat is to be submitted. Easements will be designated on the
replat. Common areas (parking, dumpsters, greenspace) are owner
issues to be resolved by time of replat.
2. Building 17-18 moved to previous position.
3. It is requested that fencing be done with the commerc~a\ tcac~
development. Additionally, it is requested that no fencing be along the
adjacent detention area for aesthetics.
4. Dumpster pad size increased to 12'x12'.
Engineering:
1. Public water and sanitary sewer design sheets to be submitted with
replat. Regarding notation on site plans: site and infrastructure plans
to be combined into one set for bidding and construction purposes
therefor site plans reference infrastructure construction plans.
2. Noted existing storm sewer sizes.
3. Refer to: a) "Drainage Report for Henton-Lincoln Subdivision"
submitted October, 1999 and approved November, 1999, b) "Drainage
Report for The Veranda" submitted March, 2000 -assumed reviewed
and approved.
4. Dimensions clarified on detail - 4" dimension is to steel reinforcing.
5. Proposed -clarified on plan. (10' to be dedicated under separate
replat of Henton/Lincoln subdivisions, 5' to be dedicated with Henton
Subdivision Lot 3 replat).

1. Acknowledged.
2. Originally, the proposed Henton-Lincoln Subdivision Replat was
intended to be filed prior to or concurrently with the development of
The Veranda" residential project. Due to unforeseeable
circumstances, this replat was not filed. Alternatively, a replat on Lot 3
of the Henton subdivision was submitted to allow this project to
proceed.
Requested Changes:
1. The developer requests that the dumpster pad located near building 27
(key note #65) be relocated to the end of the 30' wide private access
easement. This relocation would benefit the aesthetics of the lot and
provide room for an additional solid waste container.
It is our understanding that the site review process is complete and that final
approval can be granted upon the re-plat approval. We will be submitting site plans far
approval stamping the week of the 13~'.

Re: The Veranda -Site Plan - Dumpster Pads: Size and Location Explanation
Dear Bridgette,
l spoke with Pete Cater today for final dumpster pad sizes and location
acceptability. As it turned out, our office had previously met with Mr. Cater at the
beginning of the project to discuss solid waste issues. It was determined that the site
would require a minimum of 3 side pickup containers based on dwelling unit density and
2 trash pick-ups per week. According to Mr. Cater, the pad size required far 3 side
pickup containers is 10'x20' as was shown on the original submittal. Based on staff
review comments #1 (09/2100}, the pad sizes were increased to 12'x12' increments as
no one was sure why the 10'x20' size had been designated. Upon review #2 (10/19100),
key note 64 was changed to designate that the large dumpster pad (12'x24'}
accommodate only 2 dumpsters instead of the intended 3.
We would like to return to the original intent of the solid waste pickup by using 10'x20'
pad size at the rear of the project siting 3 containers on it. The relocation of the single
pad site was Confirmed with Pete Cater and we propose to increase final pad size to
10'x20' to accommodate 2-3 containers. We would tike to subm'st final plans for approval
stamping tomorrow, so I wanted to explain the final dumpster situation for you to review.
