Development Coordinator _ SUBJECT: Pebble Creek Phase 8-C -Preliminary Plat Staff reviewed the above-mentioned preliminary plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, Mach 27, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for April 6, 2000, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised preliminary plat; and The Mylar original of the revised preliminary plat. If you have any questions or need additional information, please call me at 764-3570. In the predevelopment meeting zoning of R-1 B was discussed. Has this changed? The proposed zoning shown on the plat and the rezoning application we received requests R-1. You do appear to meet all the requirements for R-1 B. 2. Scale needs to be 1" to 100' or larger. 3. Show the accurate City Limits. 4. Total area of development (Phase 8C) needs to be in the title block. 5. The boundary of Phase SC (only) needs to be heavy lines. Phases 8A & 8B should to be shown grey line, or somehow differentiated as existing. 6. Couldn't determine the primary control point. 7. Clarify the topo information. 8. The end of Plum Hollow Drive will require a turn around. 9. Have all the street names been approved by emergency services? 10. Show water and sewer service to each lot. 11. The easements between lots 69 & 70, 79 & 80 and behind lots 70 and 79 need to be drainage easements as well as utility easements. .. 12. Filing of the offsite drainage easement will be a condition of approval for the final plat. 13. Provide flood study. 14. Remove the pavement spec.'s.
