Dear Ms. George,
Accompanying this memo is a `revised' site plan for the Super `B' Subdivision as well as
the original plan submitted for the Conditional Use Permit. Please note that the building size and
partial usage has changed. The restaurant usage designation was eliminated. It appears that the
convenience store will have a kitchen area and heated foods typically available at convenience
stores will be sold. Customer seating will be provided. Two portions of the building are proposed
for retail usage. These areas consist of the prior restaurant usage area and an additional 1000
square feet at the north end of the building. Please review the change in use and inform us as to
whether the revised usage will require another request for a Conditional Use Permit.

Accompanying this memo are two copies of the `revised' site plans for the Super Trac
convenience store in Super `B' Subdivision, Phase 1, as well as City review "red lined" plans. Our
changes and/or comments are as follows:
1) Existing fire hydrant is on the City's 12" waterline. No relocation necessary - refer to
accompanying "Record Drawings" of existing 12" line.
2) Changed line types on legend and plan - see also key notes as they designate "existing"
and "proposed".
3) Graphically depicted building setback lines.
4) Buffer landscaping redesigned per comment.
5) Streetscape tree and point requirement recalculated per comment.
6) Proposed landscaping revised per comment, tree size increased to 2.1" minimum for
increased point value. Greater than 50% of total points is provided by proposed canopy
trees. Existing trees in Hwy. 30 right of way not included in landscape analysis but will
be protected during construction as reasonably possible.
7) Shrubs added per comment.
8) Acknowledged.

10) Driveway permits submitted with this package.
41) Detail(s) Added to sheet.
12) Acknowledged.
13) Drainage report to be submitted. Trapezoidal channel omitted - drainage patterns for

Our records indicate the following:
Pre-development meetings were conducted and it was determined that a plan would be
submitted showing enough detail to secure the Conditional Use Permit. "Site plans" submitted
were only for the purpose of obtaining a Conditional Use Permit as designated in the site specific
notes of the plan submitted and letters or transmittal from YES. August 20, 1999 was our final
submittal of the plan to accompany the Conditional Use Permit (approved September 16, 1999).

2. Detention Pond is located at the west corner (rear) of the project and designed
in a linear fashion so that a proposed strip shopping center will be in front of
the pond. A visual screen using landscaping is planned in the 20' buffer (required
between C-B and Single Family) on the north and west sides of the pond not being
