RE: Driveway Permit for Gateway Center Fuels
Dear Mr. Williams:
Please find enclosed a response to your earlier questions for the driveway permit for the above
referenced project. Included with this letter is a copy of the preliminary plat for this site, which
shows the shared access between this lot and the larger tract. The City of College Station will
require that this access be constructed within the access easement as shown on this plat. Enclosed
are three (3) copies of the grading and site plans that will illustrate the answers to your remaining
questions. If all of the questions have been answered, please sign the permit and forward two (2)
copies of the plans back to my office for my files and distribution to the contractor. If you have
Qy questions please do not hesitate to call.

Developer responsible for the installation of conduit from power pole to building.
Developer responsible for 20% of the cost of electric service.

SUBJECT: Gateway Center- CUP Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information by Monday, June 21, 10:00 a.m. to
be scheduled for the next available Planning & Zoning Commission meeting on July 1,
at 7:30 p.m.
Three (3) complete sets of building construction documents for the
proposed development with the revised site and landscaping plans
attached;
Ten (10) copies of the revised site and landscaping plans; and
The attached redlined site plan with staff comments.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional
information, please call me at 764-3570.

Dear Mr. Hansen and Mr. Edison,
This letter serves to notify you that the above property is currently in violation of City of College
Station Zoning Regulations, in regards to landscaping requirements. According to the City of
College Station Zoning Ordinance, any landscaping required or set forth in the site plan must
comply with the standards of the Zoning Ordinance and be in accordance with the approved
landscaping of the site plan. From Ordinance number 1638 of the City of College Station Zoning
Ordinance, Section 11.6 states:
"Landscaping/Streetscaping shall be maintained and preserved in accordance with the
approved Landscape/Streetscape plan. Replacement of dead landscaping/streetscaping
must occur within forty-five (45) days of notification by the Zoning Official or his
delegate. Replacement material must be of similar character and the same of higher point
total as the dead landscaping. Failure to replace dead landscaping, as required by the
Zoning Official, shall constitute a violation of this section of the ordinance for which the
penalty provision may be invoked. "
This notice allows you an opportunity to comply without further ramifications and avoid potential
penalties. This also provides you with adequate time to plant within this optimal planting season.
Failure to comply with the Ordinance and fulfill landscape maintenance requirements within
forty-five (45) business days of receipt of this notification shall constitute a violation of this
section of the Zoning Ordinance. A citation will be issued and can result in fines of up to $2,000
dollars per day, per violation. Each day can be considered a separate violation.

In regards to the landscaping Mr. Edison and I briefly spoke about on March 26, 2003,1 am
sending a copy of the landscape plan for the Gateway Exxon property, as requested. This
landscape plan is a copy for your review and may answer any questions you have about what the
property needs to be in compliance with the plan. I will be out for the rest of this week (March 26
- March 28), and will be back in the office on Monday, March 31 to answer anymore questions
you may have.
