Included with this letter is a copy of the preliminary plat for this site, which shows the shared access between this lot and the larger tract. The City of College Station will require that this access be constructed within the access easement as shown on this plat. Enclosed are three (3) copies of the grading and site plans that will illustrate the answers to your remaining questions. Dr. at South Hwy 6 College Station, TX 77840 Dear Mr. Hansen and Mr. Edison, This letter serves to notify you that the above property is currently in violation of City of College Station Zoning Regulations, in regards to landscaping requirements. According to the City of College Station Zoning Ordinance, any landscaping required or set forth in the site plan must comply with the standards of the Zoning Ordinance and be in accordance with the approved landscaping of the site plan. From Ordinance number 1638 of the City of College Station Zoning Ordinance, Section 11.6 states: "Landscaping/Streetscaping shall be maintained and preserved in accordance with the approved Landscape/Streetscape plan. Replacement of dead landscaping/streetscaping must occur within forty-five (45) days of notification by the Zoning Official or his delegate. Replacement material must be of similar character and the same of higher point total as the dead landscaping. Failure to replace dead landscaping, as required by the Zoning Official, shall constitute a violation of this section of the ordinance for which the penalty provision may be invoked. " This notice allows you an opportunity to comply without further ramifications and avoid potential penalties. This also provides you with adequate time to plant within this optimal planting season. Failure to comply with the Ordinance and fulfill landscape maintenance requirements within forty-five (45) business days of receipt of this notification shall constitute a violation of this section of the Zoning Ordinance. A citation will be issued and can result in fines of up to $2,000 dollars per day, per violation. Each day can be considered a separate violation. Thank you for your cooperation in this matter.
